The Coastal Design unit in LoZa House is an intimate retreat thoughtfully designed over two levels to maximize the breathtaking views and the immersive lakeside experience. The ground floor hosts a light-filled bedroom and living area, ideal for unwinding after a day of adventure. The upper story is the heart of the home, featuring a spacious living room/dining area, a fully-equipped kitchen, and a bathroom, all adorned with chic coastal decor to complement the natural beauty of the surrounding landscape. The space is framed by a massive sliding glass door that offers sights and sounds of the peaceful lakefront with a remarkable panoramic view and access to an elevated deck. All windows facing our neighbors are covered with privacy film, so rest assured that your privacy is protected without sacrificing any of the unit's marvelous views.

We make the most of our space in this unit, with space-saving features everywhere you look, from the Murphy bed in the primary to the sliding barn doors, swing out and fold down tables, and expandable dining table. You can easily control the temperature no matter what the weather brings, with a Google Nest thermostat and the thermo pump A/C and heating unit located in the living room upstairs and bedroom downstairs.

Staying charged up on your devices is important, so look for conveniently located USB chargers located around the unit!

Enjoy hours of outdoor fun in and around the water using our private dock. We provide water toys for your enjoyment including kayaks, paddle boats,and a canoe. Or just soak stress away in the outdoor hot tub.

Living Areas

Leave cares and worries behind and relax in the intimate downstairs living room with design that takes its cue from the rocky coast and blue water that surrounds the home. The environment is comforting and inviting, so kick off your shoes and sink into the sofa bed for some TV time on the Smart TV with streaming channels (Netflix and Disney +) or leave the world behind and get lost in a good book. The swirling blue area rug and nautical blues are pure coastal luxury. You get views to the lake from this room to always remind you that you're on vacation!

The upstairs living area is bathed in natural light, creating a blissful ambiance for you and your loved ones to unwind. The coastal theme is carried throughout this room, with themed art and serene blue walls. Note the quirky accent lighting made from original oil lamps from the Queen Mary steamship! Grab a seat on the sofa bed, take a deep breath, and savor the views. Go ahead and open the mammoth 16 ft. sliding door for the music of the waves lapping at the rocks. Leave the real world behind and take it all in for a cure-all to any stress and tension you may feel.

Kitchen & DIning

Not only charming but incredibly efficient, the kitchen is equipped with all the necessities needed to feed a family or group of friends. Make use of the refrigerator, microwave, and range with oven to create satisfying and delicious meals - all the pans are included, so you only need your grocery list and chef skills! The space is brightly lit by natural light, and the windows reveal even more inspiring views of the water and lush greenery.

Greet the day with a cup of joe from the coffee maker and included coffee. We've also provided a toaster, Brita water filter, steak knives, and a set of dinnerware and cutlery. And cleaning up is always a snap with the mini automatic dishwasher.
Dine at the cozy 4-person dining set that expands to seat 6 or take your meals outside for the ultimate al fresco dining experience. The positioning of the home means that all you see before you is the lake and landscapes that continually take your breath away.

Bedrooms & Baths

The primary bedroom is your private sanctuary, designed for comfort first and foremost. You'll almost feel as if you're floating among the waves with decor that echoes the waters of the lake below. A luxury queen size Murphy bed conveniently folds away for more space during the day. A dedicated workspace and high-speed WiFi makes remote work that much easier, and a sliding glass door lets in natural light to make the space bright and cheery. When it's time to get some sleep, close the blackout curtains and enjoy the restful darkness.

The upstairs bathroom is chic and cozy. Melt under the rain shower head in the walk-in shower with gorgeous custom tilework. The unique bowl sink blends seamlessly with the coastal/lake theme and is simply stunning. And of course, the fluffiest of towels are here for your use. Eco-friendly TP and cleaning products make for a worry-free experience.

A stackable full size washer and dryer is located in the bathroom so have no worries about getting dirty while exploring the area!

Outdoor Amenities

Discover the beauty of this area while making lasting memories. Make use of the dock and our complimentary watercraft ( we offer 2 kayaks, a canoe, and a paddleboat along with life jackets) to explore some of the most breathtaking scenery in the
Adirondacks.

Closer to home, let the kids get their wiggles out on the large play structure complete with slides and swings. The adults get their own play area in the secluded hot tub for evenings under the stars (shared with one other unit.) Or gather around your choice of fire pit, withe marshmallow forks in hand and have a s'mores buffet!
This unit boasts its own propane grill for your use. After all, there's nothing like catching enough fish for the whole gang and grilling it up for an unforgettable dinner.

- The whole house is NOT for rent, only the Coastal Design Unit.
- The Skydeck on the roof is reserved for those staying in the Adirondack Skydeck unit only.
- We (2 kids, dog and husband and I) live in the main house Year-round expect to see/hear us occasionally.

SWIMMING:
- Sturdy water shoes [or something like them] are recommended while swimming so please bring There are 2 additional short-term rental spaces at LoZa House. Therefore, only 1 car per rental can be parked on the driveway. Additional vehicles can be parked on our dead-end street 1 min walk from the house. Please park across the street from the 3 mailboxes so as not to disturb the neighbor's.
The road between the 3 mailboxes and our driveway is not a public road but the neighbor's property

COASTAL UNIT:
We these along with you to optimize your enjoyment while in the waters adjacent to the property.

PETS:
-All pets must be in a kennel when left alone.
-All pets must be on a leash when outside to respect the safety and security of the other guests.
-Please clean up after your pets

PARKING:
would also like to take this time to let you know that the Coastal Design Unit with its wonderful lake view is split between two floors. Each floor is 324 square feet. The ground floor has a living room and a bedroom. The upper floor has a living / dining area, kitchen and bathroom.

VACATION RENTAL AGREEMENT - (THIS IS NOT A LEASE) This is a vacation rental agreement for a temporary vacation stay at a managed vacation rental property. THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY. By agreeing to these Terms & Conditions, you stipulate and agree that you have not and will not receive a real property interest in or rights to the vacation rental property.
[1.] No more than one car is allowed on the property at a time without permission. Cars may only be parked in designated parking areas never alongside the roads/drives. If the renter wants to seek permission to vary from these parking requirements you must receive permission ahead of time from the owner.
[3.] An illegal or abusive use of the Internet access is not allowed.
[6.] The guest shall allow the owner (or his designee) access to the property for purposes of repairs and inspection if required. The owner shall exercise this right of access in a reasonable manner.
[7.] If for any reason beyond the control of the owner the house is unavailable the owner may cancel the rental agreement and a full refund of all fees paid will be made to the guest.
[8.] Smoking is not allowed inside the house or on the grounds.
[9.] The owner may withhold all or part of the deposit if any of the house rules are broken. Cause for withholding deposit funds include, but are not limited to, the following:
Damage to the premises or contents
Missing items requiring replacement (including keys)
Excessive cleaning required
Lingering smell of tobacco smoke
Charges for mailing personal items left behind
Evidence of more persons using the property than were authorized
Evidence of a dog/pet that wasn't authorized
ADDITIONAL RULES
No smoking/vaping or illegal drugs
No parties or events
No shooting guns anywhere on the property
No reworks ever
Wood res outside only in the fire pit on the north side beach area, or the Solo stove on the east shore.
No pets unless otherwise previously arranged. Pets are never to be left unattended in the rental space unless in a crate or carrier.
The lawn that faces the lake is on three levels. Level 1 being the house and level 3 the water. As we do with our children, they are not allowed on the 3rd level without adult supervision and must always wear a personal floatation device when down on the lowest level next to the water. There is no lifeguard, therefore you assume all responsibility for your family's safety while 3rd level or in the water.
It is prohibited to walk on the stonework that separates each terrace/Level, as well as any stonework bordering a stairway, or ledge.
There is absolutely no climbing of any fences as they are there for your safety.
No sitting on any railings or fences to prevent accidents and falls.

We have opened our house to you for your stay, as we think you could really enjoy what we have to offer. We respect you and your privacy, so please do the same for us. This includes damaging/vandalizing the local, its contents, and the grounds.

The play area is not fenced in, the play structure has swings and slides and two floors. Therefore, children should not be left to play unsupervised. An adult must be present at all times.

If it is discovered that you have started an outdoor re, other than in the re pit on the north shore or in the solo stove located on the east shore, using reworks or other open re means your rental agreement will be terminated and you will be asked to leave
Please enjoy the house and all the fun things I've included here! I've put a lot of time and energy into making this a beautiful and relaxing place to stay. Please be respectful of all the furniture and accessories that I've collected. Everything in the house is very special.
