APPLICATION FEE: $65 per person. This is the cost that we are charged to run a background check. Each adult 18 and older must apply and pay an application fee. The application fee is refundable if you rent with us. It will be credited towards your move-in fees due upon move-in.

Cleaning Fee- A refundable cleaning fee will be collected at the beginning of this lease. Upon checkout of the home, if home is returned to the level of cleanliness upon check-in to home, the Cleaning fee will be returned upon checkout pending the home has been cleaned to the move in cleanliness. This home does have a higher cleaning fee due to having carpets in the home.

First and Last Month's Rent- Collected at the beginning of the lease. The last month's rent (plus all monthly fees) will be collected and held in a trust account during the duration of the lease.

Lease signing fee- $350 (non refundable lease for drafting lease documents, preparing e signatures, and for online tenant portal available to all tenants)

RESIDENT CONCIERGE PACKAGE: In addition to the monthly rent, there is an additional $100 monthly charge that helps cover the cost of a filter subscription service, Master Insurance Policy featuring $100,000 in Liability Coverage, 24/7 Maintenance Coordination, Free Online Rental Payments, Tenant Portal Access, Online Move-In Inspection Reports, Rental Verifications, and 14 Hour/Day/7 Days/Week Staffing Center.

Monthly Pet Fee (if applicable) - Average pet fee is $45. For excessively large animals, a higher pet fee may be charged.

Pet application fee- $250/pet

Pet deposits- REFUNDABLE $1000/pet.

LAWN MAINTENANCE: The tenant is responsible for maintaining the landscaping, lawn maintenance, bush trimming, and gutter cleaning throughout the rental tenancy.

UTILITIES INCLUDED: Tenant to pay for all utilities.

SECURITY DEPOSIT REQUIREMENT: Security Deposits are typically equal to the monthly rent amount However, in cases where there are more perceived risks due to credit, income, rental history, etc., the Landlord reserves the right to require a higher security deposit. Final secuirty deposit requirement will be sent after applicant has completed and paid their application fee and after we have run a background check.

Just before move in: PET SCREENING FEE: Pet screenings are $20 for the first pet and $15 for additional pets, and service/companion animal registration is free. What's great about this pet screening site is that it will hold all of your pet documents in one place! It's an easy way to keep up with your pets medical care.
