Large front patio faces east with fun views of the Paco Sanchez park with its dog walkers and bicyclists. Spacious private deck is off the kitchen in the fenced backyard. There is an area where prior tenants had a vegetable garden south of the two car garage if you want to grow your own.

Pets are allowed if house trained, limited in number, spayed or neutered, and friendly. No more than three pets combined. No pet deposit or pet rent, but any damage done by pets will not be considered normal wear and tear.

This house is close to W light rail line, Broncos football stadium and Sloan's Lake, an easy walk to Decatur or Knox stations. 20 minute bike ride to downtown Denver and close to the frisbee gold course at Paco Sanchez Park.

Initial 10 or 11 month lease preferred, then month to month - last tenants stayed here approximately 10 years. Credit check is paid for by property owner. Applications are only accepted after someone has come to see the property, or has arranged for a virtual walk through and around the house. Credit score must be 680 or higher on the FICO 2 scoring unless applicant is receiving house assistance.

Property owner pays for trash, recycling, storm water, and sidewalk fees. Tenant pays for combined water/trash, gas & electric, and any internet or phone services.

Tenant is responsible for mowing lawn in back yard and keeping vegetation short in the backyard garden beds and along the alley. Property owner will help with trimming back any junk trees in the backyard and will maintain the front yard.

Tenant pays for Xcel (electrical and gas), any internet, and the water/sewer bill. Property owner pays for waste fees and trash.

    "It’s very welcoming community, is the city, so you’re going to find that trash bins in your alleyway sometimes, however, the sense of family in the community is strong. Parents play with their kids in the park, people will gather for outdoor activities, jog, play with their dogs. For me, it’s a perfect blend.
