5. $40 application fee per applicant over 18
6. Proof of Rental Insurance $100,000 Personal Liability (only needed if application accepted)
Our rental application approval process is based on the following criteria:
1. Tenant History
2. Steady Income
3. Combined monthly house hold ET Income of 3x's the rental amount ( $6900)
4. Proof of Funds: Total move in costs $4600 ($2300 Deposit + $2300 1st Month's Rent)
5. Excessive Collections
6. Criminal Background Check
7. Eviction Check
We do look at credit but do not weigh on it too heavily, we mainly look for any criminal activity, evictions, excessive collections, stable income, the ability to pay, and past tenant history.
Once you have compiled all the above requirements please contact and a set up a time/place to meet will be established. All applications will be reviewed and we will advise you either way if your application was accepted or not. If your application is accepted we will contact you to advise you the next steps in the process.
If/when your application is processed and all requirements are satisfied you will receive an approval letter and at this time a holding deposit of [50% OF MONTHLY RENT] will be required to hold the property off the market, as well as, a signed "Holding Deposit Agreement". This will be held as a holding deposit until the lease is signed. Once the lease is signed the holding deposit will be credited to the total move in costs of $4600.
