Description

Available June 1st: Affordable living close to downtown Denver! This four bed, two bath house is a half-block south of Paco Sanchez Park, and a five minute walk to the light rail that heads east to Union Station or west to Golden. Other walkable amenities include the Corky Gonzales library, Rude Rec Center, and the mega-playground and frisbee golf course at Paco Sanchez park! The bike path in the park takes you directly into downtown along the South Platte, or jump off the trail at Auraria to get to class... Head up to Sloan's for a lap around the lake or head up to the Highlands for a bite to eat... Close highway access to head up to the mountains, or jump on I-25 in minutes... Small pets considered for monthly fee. Large low-maintenance backyard is perfect for dog.

Fourth bedroom is conforming but cozy... Could be used as a shared office for three roommates that have work-from-home or hybrid schedules.

A little about the landlords: we lived here for many years, but now it's our one-and-only rental property! We keep it well-maintained: new dishwasher installed last month, new electrical panel installed last year, lead water service line was replaced with copper two years ago... Deep freeze in utility room recently added upon tenant request for more food storage space.

If you have questions about the property or are interested, let us know! Thanks!

PS No smokers, please.

One year lease, potential for renewal at the end. Tenant is responsible for utilities (water, electric/gas, cable/internet). Small pets considered for monthly pet fee.

"It’s very welcoming community, is the city, so you’re going to find that trash bins in your alleyway sometimes, however, the sense of family in the community is strong. Parents play with their kids in the park, people will gather for outdoor activities, jog, play with their dogs. For me, it’s a perfect blend. Just outside the mischief, but close enough when you need it."
  • Trulia User
"It’s not been gentrified. Just common folk live around here. It’s very close to downtown Denver and I can get on the light rail just a few blocks away."
  • Naomi D.
"most people either say hello or wave to each other. and they mind there own business. neighbors usually try not to park in front of someone else's house."
  • Brian T.
"I’ve lived here for 10 years. It’s been a great first home. It’s close to everything. Surprisingly quiet. Also, It’s got nowhere to go but up. "
  • Thejillianaire
"It’s surprisingly quiet and very family friendly. It’s also close to the biking/walking trail Lakewood Gulch and Paco Sanchez Park that has some very pretty views of the city. "
  • Chris B.
"We have lived here for over 5 years now and could not be happier with our decision. With the opening of the West Rail Line and updates to 6th and Federal Blvd we've watched our home value as well as nearby values increase drastically. Great place to fix and flip an older home or buy an already flipped home. Good time to get in now. I have a feeling it will become the new Highlands in due time."
  • Mandy
"Don't live here unless you want dogs running around loose, trash everywhere, and kids playing in the street irresponsibly - lived here for 1 year and couldn't be happier to move out ASAP. The neighbors think revving up their engines loudly and racing down the street is ok also...!?"
