1. PREMISES
Landlord agrees to lease to Tenant the residential property located at 1059 Feather Ave, La Puente, CA 91746 (the "Premises"), a 3-bedroom, 2-bathroom single-family home of approximately 1,474 square feet.
2. LEASE TERM
The lease shall commence on April 6, 2026, and shall terminate on April 5, 2027 (12-month term). At the end of the term, this agreement shall convert to a month-to-month tenancy unless either party provides written notice of termination at least 30 days in advance.
3. RENT
Monthly Rent: $1,350.00
Due Date: Rent is due on the 1st of each month.
Late Fee: A late fee of $50 shall be charged if rent is not received by the 5th of the month.
Payment Method: Payment shall be made via check, money order, or electronic transfer as agreed upon by both parties.
Returned Checks: A $25 fee will be charged for any returned checks.
4. SECURITY DEPOSIT
Amount: $500.00
The security deposit shall be held by Landlord and returned to Tenant within 21 days after the end of the tenancy, in accordance with California Civil Code 1950.5.
Deductions may be made for unpaid rent, cleaning beyond normal wear and tear, and damage caused by Tenant.
5. UTILITIES AND SERVICES
Unless otherwise agreed in writing, Tenant shall be responsible for establishing and paying for all utilities including electricity, gas, water, trash, internet, and cable.
6. USE OF PREMISES
The Premises shall be used solely as a private residential dwelling. Tenant shall not use the Premises for any commercial, illegal, or disruptive purpose. Occupancy is limited to the named Tenant(s) and any individuals disclosed to and approved by Landlord.
7. MAINTENANCE AND REPAIRS
Tenant agrees to maintain the Premises in a clean and sanitary condition.
Tenant shall promptly notify Landlord in writing of any needed repairs or maintenance.
Tenant shall not make alterations or repairs to the Premises without prior written consent from Landlord.
Landlord is responsible for maintaining the Premises in a habitable condition in accordance with California law.
8. PETS
No pets are permitted on the Premises without prior written consent from the Landlord. Unauthorized pets may result in lease termination.
9. SMOKING
Smoking of any substance is strictly prohibited inside the Premises and within 25 feet of any entrance, in accordance with California law.
10. ENTRY BY LANDLORD
Landlord shall provide at least 24 hours' written notice before entering the Premises, except in cases of emergency, in accordance with California Civil Code 1954.
11. SUBLETTING
Tenant shall not sublet the Premises or any part thereof without prior written consent from Landlord.
12. PARKING
One (1) parking space is included with the Premises. Tenant shall not park inoperable or unlicensed vehicles on the property.
13. ALTERATIONS
Tenant shall not paint, wallpaper, alter, or make any structural changes to the Premises without prior written approval from Landlord.
14. TERMINATION AND NOTICE
Tenant must provide at least 30 days' written notice before vacating.
Landlord must provide at least 60 days' written notice to terminate a tenancy of 12 months or more, per California law.
Early termination by Tenant may result in forfeiture of the security deposit and liability for remaining rent.
15. MOVE-IN / MOVE-OUT INSPECTION
Landlord and Tenant shall conduct a joint move-in inspection and document the condition of the Premises. Tenant has the right to request a pre-move-out inspection within 2 weeks prior to vacating.
16. LEGAL COMPLIANCE
Tenant agrees to comply with all applicable federal, state, and local laws, ordinances, and HOA rules (if any) in connection with the use of the Premises.
17. GOVERNING LAW
This Agreement shall be governed by the laws of the State of California.
18. ENTIRE AGREEMENT
