This home is in West Central Springfield close to downtown and Missouri State University. Downtown is where the central bus hub is for getting around town. There is a Walmart Marketplace about a mile away. Springfield schools: McGregor is the Elementary, Jarett is the Middle School, and Parkview is the High School

Saturday June 20th from 11am to 2pm we will be showing the house. No appointment needed. We only rent to renters we have met in person at the open house. This house is licensed with the City of Springfield (it has passed the registration and inspection).
There is 1021 sq ft living space with a full basement. There are 3 bedrooms, 1 full bath, living room, dining room, and kitchen. There is a washer and dryer hook up in the basement. House has a detached 1 car garage. There is also a small shed as well. House has a gas furnace and water heater but everything else is electric. Water and septic are part of Springfield City Utilities. There is central heat and air. Contains stove, refrigerator, and dishwasher. House sits on small lot. Back yard is fenced in. The interior was recently painted, has a new roof and guttering, brand new heating and air, hard wood floors. We are also installing new windows in the next month. This is in the Springfield school district and is close to Missouri State. The house is available starting July 1st for rent with a 1-year lease. We require the first month's rent, security deposit, and pet fee at time of lease signing. To apply you must have proof of income (last 2 paycheck stubs), and references. We will be running background checks on all applicants interested in renting (the cost per adult for a background check is $35 each and is non-refundable. This is due at the time of application submission). This is a non-smoking house. Pets are OK with a non-refundable pet fee. No dogs over 30 lbs. Renter is responsible for utilities, trash, and mowing the yard. Open house will be held Saturday June 20th from 10 to 2 (no additional showing is planned at this time). Address is 1041 W State St, Springfield MO. If we do not get a qualified applicant during the open house, then we will schedule another one.

    "I love this neighborhood! You get to know your neighbors as friends and it has a very small town feel. I am really excited for the new Grant Street revitalization project to add a coffee shop and food truck park just a block down the street. We love our little neighborhood! "

    "There are a lot of areas to walk your pets in. Many areas are covered in grass with several parks and schools if your pet doesn't get along with children you would need to avoid them. Bring a plastic bag for pet waste.because neighborhood requires you pick up your pets waste and throw it away. "

    "I have lived here for three years and this property has gone through several different owners and managers. There is a lot of crime in the area, the garbage is overflowing with used furniture, and it is difficult to get anyone to return my call on maintenance requests or anything else for that matter. "

    "If you work downtown or attend classes on MSU campus, west central is very accessible. Walking, about 10-15 minutes to either location, but it does not always feel safe to do so. There are plenty of bus stops, and the Bear Line stops nearby as well. "

    "I've lived in the West Central neighborhood almost two years now. It has it's charm, but also has some serious issues. I love that it's cheap, most of the houses are older and have some real charm. The downside is that it's a little volatile. I'd love to be able to go a month without police being called to my street in the middle of the night, or not find needles on the sidewalk when I walk my dogs, but sadly there are a few nefarious individuals that drag the community down. However, for the most part it's a very charming place. The neighbors lookout for each other without being nosy and I plan on staying here until I move out of Springfield. "
