NOTICE TO ALL APPLICANTS REGARDING TEXAS PROPERTY CODE SECTION 92.3515:
Pursuant to Texas law, you are hereby notified that the landlord provides written tenant selection criteria to all applicants
prior to accepting an application fee or deposit. These criteria include factors such as criminal history, credit history, current
income, and rental history. Signing this document acknowledges you have received and reviewed these criteria. Failure to
meet these criteria, providing inaccurate, incomplete, or false information, or failure to complete the application process may
result in the rejection of your application, and all application fees will be non-refundable.
1. Fair Housing and Non-Discrimination Policy
This property strictly adheres to Federal, State, and local Fair Housing Laws. We provide equal housing
opportunities to all applicants regardless of race, color, religion, sex, national origin, familial status, disability,
sexual orientation, gender identity, or any other legally protected class under Texas and federal law.
2. Occupancy Standards
Occupancy is limited to a maximum of two (2) persons per bedroom.
Every occupant aged 18 or older must submit a separate rental application and pay the required
non-refundable application fee.
3. Credit History Requirements
A comprehensive credit report will be obtained for each adult applicant.
Minimum Credit Score: A minimum credit score of 680 is required for standard approval.
Derogatory marks, patterns of late payments, utility collections, or open bankruptcies may result in automatic
denial or a requirement for an increased security deposit or a qualified guarantor.
4. Income and Financial Benchmarks
Gross Monthly Income: The total verifiable household gross monthly income must equal at least three (3)
times the monthly rent amount.
Proof of Income: Applicants must provide their two (2) most recent consecutive pay stubs, an official
employer offer letter, or two (2) years of signed tax returns and three (3) months of consecutive bank
statements if self-employed.
5. Verifiable Rental and Background History
A minimum of two (2) years of verifiable, positive rental or mortgage history is required.
Applicants must have no record of late payments, broken leases, property damage, or unpaid landlord debt.
Evictions: Any formal eviction filings or judgements within the past five (5) years will result in automatic
rejection.
6. Criminal Background Evaluation
A criminal background check will be conducted on all adult applicants.
Criminal histories will be evaluated uniformly on a case-by-case basis, considering the nature, severity, and
date of the offense. Blanket bans are not applied; however, offenses involving violence, property damage,
manufacture/distribution of controlled substances, or sexual misconduct may be grounds for denial.
7. Property Rules, Smoking, and Pet Policies
Smoking: This duplex is strictly non-smoking. Smoking or vaping of any kind is prohibited inside the unit and
within all common areas.
Pet Policy: Pets are permitted strictly subject to written landlord approval, weight limits, and required fees.
Maximum Pet Weight: Pets must not exceed a maximum weight limit of 50 pounds at full maturity.
Pet Deposit & Fees: Approved pets require a dedicated, additional pet deposit and a recurring/one-time
pet fee (specific amounts to be outlined in the pet agreement lease addendum).
Note: Valid, documented service and emotional support animals (ESAs) are legally exempt from weight
restrictions, pet deposits, and pet fees under Fair Housing regulations.
