About this House

Peaceful Townhome with tall fences, gated front entry, back patio, balcony and in-unit washer/dryer. Downstairs, the townhouse has tile floors, a half bathroom, open concept kitchen, dining area as well as large living room. Upstairs is hardwood floors, two spacious bedrooms, ample closet space and a full bathroom with a full sized washer and dryer. Central heating and air as well as a wood pellet stove downstairs.

There is a large pantry and under the stairs storage. There is a built in entertainment system with a 5 CD disk player and aux chord that is connected to speakers in all rooms of the house.

The back patio and front patio both have areas to create a small garden. The owners have grown herbs, tomatoes, squash, cucumbers and peppers successfully for 3 years. There is also a shed in the back patio for extra storage as well as a closet in the front patio area.

The location is close to the Pleasant Hill BART station (1 mile) and across the street from a park and the Iron Horse trail. The townhouse itself is in the back of the units and is very quiet. Balcony and master bedroom faces the pool.

The Townhome was owner-occupied for 3.5 years and then single tennant occupied for 2 years and is in great condition. Rental agreement will be directly with the owners. Rent includes pool access, carport, and HOA. Available May 16th.

**Pets allowed with a letter of reference and/or meet and greet. Additional $500 pet deposit required. No breed restrictions

The renter is responsible for Internet, Electricity, Garbage and Water. 1 year lease duration with ability to extend for additional 6 month to 1 year periods.

SECURITY DEPOSIT: Equal to 1 month's rent

NO SMOKING: The City of Concord has a no smoking policy within any multi-family housing complexes in the city. This bans smoking inside the property, patio, balcony or common areas. Cigarette smoking must be at least 25 feet away from the complex.

PETS: Pets are allowed with a $500 refundable pet deposit. There are no breed or size restrictions. Pets must be submitted for approval with a letter of reference from the current landlord (or other similar party). A pet meet and greet may also be performed if a letter of reference is not available. Pets are to be leashed while in common areas and all pet excrement is to be cleaned and removed by the owner or caretaker. Owners are to keep control of their pets and ensure there are no frequent disturbances to the neighbors like excessive barking.

PARKING: There is one designated carport parking space for the townhouse. Additional vehicles can be parked in the General uncovered parking lot or on the nearby street. Boats, trailers, shells, motor homes or other recreational vehicles may not be stored on the property, with the exception of loading and unloading.

QUIET HOURS: Between 10pm and 10 am (per the HOA bylaws)

INSURANCE: Proof of renters insurance is required

CREDIT CHECK: Please submit a copy of your credit score and information with the application. Fair or Better credit required. Minimum of 580
