Tenant Selection Criteria:
-Good rental history: no evictions in the last 10 years, history of damage, or an outstanding balance due to a landlord.
-Verifiable income: minimum of 3x the monthly rent in gross monthly income.
-Criminal Background Checks will be conducted
-Credit History: must be able to verify on-time bill payments and lack of collections or credit write-offs. Applicants may be denied due to poor credit history.
-Pets: all pets must be current on vaccinations and rabies shots. $500 Pet deposit required per pet ($200 non-refundable) $50 monthly pet rent required per pet (additional pets $100 each in addition to first pet deposit).

-Deposit must be submitted within 36 hours of signing the lease. All application fees are nonrefundable

Please note that the property will be unfurnished, so renters must bring their own furniture and household items.

Cats/Dogs are allowed on a case by case basis.
Dogs - 35 lbs or less - breed restrictions - negotiable

Lease is for 12 months, but will offer extensions. Long term tenants are preferred.

Owner pays for taxes and HOA.

Renter must purchase and maintain renters insurance: Renter is required to buy renters insurance and keep it up to date throughout the duration of the lease. Renter has a choice of insurance company.

No smoking: This policy prohibits smoking. It is essential to follow this policy to prevent any damages or health hazards caused by smoking.

Additional security deposit required if you have pets: If you have pets, you will need to pay an additional security deposit to cover any damages caused by your pet during your lease term.

Renter responsible for utility bills: Renter is responsible for paying the utility bills (water, electricity, internet, etc.) for the rental property during your lease term.

Renter responsible for maintaining the yard and pest control: Renter is responsible for maintaining the yard of the rental property during your lease term (mow the lawn, water the plants and trees, and take care of any existing or new landscaping)
