Rent includes use of HOA amenities, water, trash, pest control and landscaping. Renter pays for electric. First month rent, last month rent, deposit and a $200 cleaning fee must be PAID prior to possession.

No pets.
Tenant agrees to follow policies regarding age restrictions and number of occupants. Tenants must be 40 + . Tenants are not allowed guests as additional occupants unless the guest is accepted by the owner. Tenant understands that all homes are governed by a 2 person occupancy. If additional occupants are in the home the tenant will be responsible for a 3rd party HOA Fee. Tenant is solely responsible for the safety and conduct of their guests and agrees that their misconduct may be grounds for termination of this lease. Tenant agrees that the Owner shall not be liable to Tenant or his guests for any damages to person or property caused by the act or neglect of any resident or non-resident on the premises.
Tenant understands that resident cards must be turned back in to the HOA office at lease expiration or the tenant will incur a $50.00 charge.
Trash is picked up on Monday and Thursday of every week. Trash can needs to be placed at the end of the driveway the night before and removed after pick up.
$20.00 monthly fee to have air filters changed by care taker, unless other arrangements have been agreed upon by Landlord and tenant.
Tenant agrees to allow maintenance/care taker in to the home if something needs to be fixed.
