1. Monthly rent is $1,500 per month. Thereafter Tenant shall pay the monthly rent of
$1,500 beginning on or before October 1, 2024, and by the 1st day of each month
thereafter during the term of this lease.
2. All notices to Tenant shall be given at the leased premises, until further notice in
writing.
3. The Tenant may not assign this Lease or sublet any part of the premises without
written consent of the Owner.
4. Tenant shall pay a late fee of 20% for any rent payment not paid by the 1st day of
the month. Tenant further agrees to pay a fee of $500 for any payment not honored by
the bank.
5. Receipt of a security deposit in the amount of $1,500 is hereby acknowledged and,
except as stated herein, shall be returned upon the property being surrendered in good
and clean condition, and all terms of this Lease being completed by the Tenant.
6. This lease shall be for a term of one year beginning October1, 2024 and continuing until September 30, 2025 and may be continued thereafter upon agreement of the parties.
7. Tenant shall not commit waste or damage the property, ordinary wear and tear
excepted, and shall be bound by all the terms and conditions of the Oklahoma
Residential Landlord Tenant Act. Tenant shall be responsible for any repairs caused by
the deliberate or negligent act of Tenant, anyone residing in the premises, Tenant's
guests or anyone in or about the premises with the knowledge or consent of Tenant.
8. Tenant shall not make any alterations, additions or improvements in or to the
premises without the written consent of Owner. Any such alterations, additions, or
improvements shall remain a part of the subject premises, and shall be the property of
the owner and shall be surrendered with the premises at the termination of the lease
without disturbance, molestation or injury.
9. The use of the premises shall be for residential purposes only and no other purpose
without the written consent of Owner. The residential use of the premises is hereby
restricted to two adults to occupy the premises.
10. A pet is allowed with written consent from the Owner. The Tenant needs to pay a
pet deposit which is nonrefundable in the amount of $350 for being allowed to keep a
pet on the premises.
11. Possession of the property is given to Tenant on September 30, 2025.
12. Tenant is responsible for all utilities and shall maintain all utilities for the property.
13. Additional rules and regulations:
a) Trash must be taken out on a regular basis.
b) Tenant hereby understands and agrees the occupancy of the premises is subject to the covenants and restrictions of the city of Tulsa, Oklahoma
c) Owner agrees to maintain the landscaping and yard area in a good and clean
condition.
d) No vehicles shall be kept on the premises which are not in working order nor shall any vehicles be parked on any non-paved portion of the premises.
e) No furniture or appliances, except for yard furniture intended for outside use, shall be kept outside of the structure on the premises.
f) No person shall be allowed to smoke, including by not limited to tobacco, marijuana or other, inside the premises. Tenant shall be responsible for damages incident to replacement of drapes, repair or replacement of carpet, countertops, or any other surface damaged due to burn marks and/or smoke damage, and deionization of any unwanted odors.
g) Utilities, including but not limited to water, gas, electricity, sewer, trash, land
cable/satellite television services, are the responsibility of Tenant.
h) Tenant agrees to quit and deliver up the premises at the end of the term in good
condition as they are now, ordinary wear excepted.
i) The Tenant hereby covenants and agrees that if a default shall be made in the
payment of rent or if the Tenant shall violate any of the covenants of this lease, then Owner shall be entitled to immediately re-enter and retake possession of the demised premises, in accord with Oklahoma Residential Landlord and Tenant Act.
j) This is a legally binding contract. If not understood, seek competent legal advice.
k) If any portion of this lease is held to be void or invalid, then that portion of the lease is omitted and all other provisions remain as written.
