-Payment of fees for any community HOA violations (ex. parking, trash/recycle bin and pet waste violations) assessed will be added to the tenant's rent due for the current month.
-Unpaid violations will be deducted from the security deposit.
-A late fee in the amount of $50 will be assessed if not received within 7 days of rent due date and is due with next monthly rent payment.
-Quiet hours from 10pm-8am.
-Return check fee amount is $50 and due with next monthly rent payment.
-Additional $50 rent per month will required if tenant has one small dog under 40 pounds staying at the property to be paid with rent each month. In addition a non-refundable $250 pet fee will be deducted from the security deposit.
-Cost for any damage to the property or cost to clean the property left unreasonably clean will be taken out of the security deposit.
-Security Deposit will be refunded to the tenant if the terms of the lease are met.
