Located in the new home build section of Sun City, this Prestige floor plan provides 2027 square feet of spacious living with 2 bedrooms, 2.5 bathrooms, a flex space and extended screened back patio! Beautiful hard flooring in the main living areas. Carpet in the bedrooms and flex room. The kitchen is truly the heart of this home with loads of counterspace, modern kitchen cabinetry, neutral colored backsplash, stainless steel kitchen appliances and a gas range. The Owner's suite is a wonderful space to relax and unwind after a day of Sun City activities. The Owner's bath has a dual raised vanity and a walk-in shower. There are two (yes two!) walk-in closets in the Owner's bath. A laundry chute in one of the primary walk-in closets makes it easy to dispense laundry directly into the laundry room. Enjoy the comforts of working from home or indulge in your favorite hobbies in the flex space. Your guests will enjoy their own room with an ensuite that features a raised vanity, walk-in shower and their own walk-in closet.

The triple slider in the gathering room opens to the spacious, screened back patio that overlooks the beautiful backyard. This property features a 2 car garage with a golf cart garage that is perfect for providing additional storage space or parking a golf cart. The Owner pays the yearly HOA dues and the basic lawn maintenance (mowing, edging and blowing). Anything more than the basic lawn maintenance will be up to the Owner. Tenants are responsible for the watering of the landscaping per the City of Georgetown water restrictions, the rent, pest control and the utilities at the property. The refrigerator is the personal property of the Owner. Repair or replacement of this appliance will be up to the Owner and is not guaranteed. Tenants will need to bring their own washer and dryer to utilize during a lease term. Minimum lease term required is 12 months. Tenants must be 55 years of age or older to lease this property. Smoking is not permitted in the interior or exterior of this home.

The Owner will consider a small dog (less than 25lbs) or cat during a lease term. Dogs larger than 25lbs will not be permitted. Owner approval of small dog or cat is required prior to applying to lease this property. ALL prospective tenants must complete our third-party pet screening and review processes. This process ensures we have formalized pet and animal related policy acknowledgments and accurate pet/animal records. The fee to screen a household pet is $25. This is a separate charge from the rental application fee. There is no charge for those with assistance animals or for tenants without a pet (you will select this information on the screening profile and provide any requested documentation). There is a $400.00 non-refundable pet deposit and a monthly $25 pet rent fee in addition to the base rental amount.

The security deposit for this property is $2500 due at signing. The first month's rent will be due 2 weeks prior to move in. Application fees ($75.00 per person) and the admin fee ($60) are non-refundable. Renters insurance is required and must be submitted to The Stacy Group, LLC. prior to the start of the lease term if approved.
