If the Tenant does not provide timely notice of non-renewal, the lease may convert to a month-to-month tenancy at $1,850/month, subject to the terms of the Lease.

Rent: $1,750/month, due on the 1st of each month. A $50 late fee applies if full rent is not received by 9:00 p.m. on the 9th calendar day following the due date.

Security Deposit: $1,750.

Utilities: Tenant pays electricity, water/sewer, and gas. Landlord pays garbage service. Utilities must remain active throughout the tenancy. The home's water heater and basement dehumidifier are supplied through the home's utility services.

Smoking: The property is smoke-free. Smoking or use of cigars, pipes, hookahs, marijuana, or other smoking products is prohibited inside the home. Tenants are responsible for damage, odor, or residue resulting from prohibited smoking.

Pets: Pets require prior written approval from the Landlord. An approved pet requires a $150 pet deposit, subject to applicable law. Assistance animals and other legally protected animals are handled in accordance with applicable law.

Parking: Vehicles must be parked in the driveway, garage, or designated paved areas. Vehicles may not be parked or regularly driven on the grass or lawn. Non-operable or improperly stored vehicles must also comply with applicable HOA requirements.

Maintenance: Landlord provides routine lawn mowing and weed-eating and basic pest-control service. Tenant is responsible for keeping the property clean and sanitary, properly using fixtures and appliances, promptly reporting maintenance problems, removing trash and debris, and maintaining the property in accordance with the Lease and HOA requirements. Tenants may perform or arrange for additional lawn care at their own expense.

Alterations: Tenants may not make physical alterations, install fixtures or equipment, or modify the property without prior written approval.

Basement: The entire basement is excluded from the rental and is reserved for Landlord use. Tenants and guests may not enter, use, store property in, or obstruct access to the basement.

Insurance: Renters insurance is required, including at least $15,000 in personal property coverage and $100,000 in personal liability coverage, with Mustangs & More, LLC listed as an interested party. Proof of coverage is required before keys are released.

Guests: Reasonable guests are permitted, but the property may not be used to house unauthorized occupants or for excessive/ongoing occupancy beyond the Lease terms. Extended guest stays require Landlord approval.

Short-Term Rentals: The property may not be listed or used as a short-term rental or for transient occupancy without prior written approval.
