Hello. This home is available August 1st, with a one-year lease running through July 31, 2026. (This is a long-term rental, so you can renew at the end of the year if you like).

This sunny, lovely 2000 sf home is only 3 minutes into the mountains - 3 minutes from the Broadway and Lee Hill intersection. It is only approx. 9 minutes to Pearl Street or Whole Foods on 28th St. and only 3 minutes to the new North Boulder shopping center area, and only 7-8 minutes from Iris and 28th St.

This house and studio are both extremely sunny and both have tons of windows and great views.

The home is in an amazing location, and the house and the area have wonderful energy. The epic Anne White trailhead, which follows a lovely stream through an enchanting, gorgeous canyon, is across the street.

The large studio is 295 sf and is finished nicely with vaulted ceilings, it is heated and carpeted, has lots of windows and a fantastic view! It is only 15 feet from the house and the house sf includes the studio. The 2000 total sf is approximate and the studio does not have a closet, or water and is not a bedroom.

There is a GIGANTIC 67-foot long DECK! There is a second deck off the master bedroom, and a third covered deck off the kitchen. All 3 decks have fabulous views!

There are 2 bathrooms: one master bathroom, and one normal full-size bathroom with a tub.

The large kitchen is having new, gorgeous, top-of-the-line quartz countertops and a gorgeous backsplash installed a couple weeks before the move-in date, (so the kitchen will be much more lovely than in the current pics). It has a huge stainless steel fridge and a five-burner gas stove (stainless steel), stainless steel dishwasher and breakfast nook, and a covered deck off the kitchen with a lovely view.

There is a lovely MASTER BEDROOM with a walk-in closet, its own private deck and lots of windows.

In addition to the rooms mentioned above, there are also two normal-sized bedrooms, a separate dining area, a large living room with great views, a clothes washer and dryer in their own room (not the stackable kind, but two very nice full-size separate units), a foyer with a closet, and a large attic for storage easily accessed by a pull down ladder.

The drinking water is reverse osmosis, which is a very top-of-the-line water purification system!

The road has very little traffic and there is almost no road noise. The house feels like you are 20 minutes into the mountains, yet you are 3 minutes from Broadway.

The house is so drenched in sun that the driveway melts very quickly, even from big storms. Thus, you absolutely DO NOT need a 4WD.

You will enjoy wide-open sky everywhere on the property, which is quite rare for mountain properties (most properties have hills and trees blocking a lot of the sky).

The home sits on a little over 1 acre, but it feels like there is even more room than that. There are lovely rock outcroppings to hang out on.

Wagonwheel Gap Rd. is almost flat with zero steep sections and is plowed by the county, so the drive to and from the home is easy and not difficult in the snow.

It is very rare to find a mountain home that has all the wonderful attributes this home provides: lots of sun, lots of open sky, no difficult, steep windy road leading to the house, the road leading to the home is also plowed by the county, no difficult driveway, very little traffic, and no dusty dirt road nearby creating a lot of dust in the house and in the air, no need for a 4WD, and the home is also just 3 minutes to town!

Most mountain homes have almost all of the following issues that this home does NOT HAVE: a significant distance from town (so you feel the need to always plan your days vs going with the flow), a steep road leading to home that is not plowed by the county, a steep driveway, usually require a 4WD vehicle, a dusty road creating a lot of dust in the house, and most importantly, limited sky view and limited sun.

There are 2 different driveways surrounding the house on almost all sides, so the house is extremely well protected from fire.

Cats are negotiable. Sorry, but no dogs.

The heat is radiant baseboard heat! This is a much more efficient and much more comfortable and superior system than forced air. There are no ducts, and thus no dry air and no dust. There are two separate zones allowing refined heat control.

Also, you won't have the cold vibe of a property management company! I own this home and I manage it personally, and I am a very kind, compassionate person with lots of integrity.

Because the leach field / septic system is small, this home is best for a couple.

The rent does not include utilities.

Everyone who has lived here says it is their favorite place they have lived in Boulder. Most everyone has stayed for many years, and usually only leave when their life takes them out of the Boulder area. The tenant moving out has been here for eight years.

I bicycle many days a week and many miles, such a perfect location to start from and end up! It’s a family and friends tradition to do the Bolder Boulder on the Monday of Memorial Day weekend, so fun! I have been taking it easy for a while due to some physical injuries, but continue to build up my strength and stamina walking my dog, climbing and hiking - I get a great workout! Here’s a tidbit!
