6. No smoking allowed within the premises.
7. Tenant must adhere to the rules of the community (HOA rules) with respect to using the common parking spaces and other common areas within the community.
8. Home and carpet to be professionally cleaned at the end of the lease. Landlord to do home inspection with ample notice to tenants. If a lease break is required, the tenant to give 60-day notice and allow the home to be listed for rent and approve showing, re-entering expenses, pay the rent keeping utilities till new renters start. Any property damage, exterior, interior, walls, flooring, carpet, appliances damage cost will be deducted from the security deposit and should be borne by the tenant in case the repair charges exceed the security deposit balance. Tenant to allow showing 45 days before lease end to future tenants.
