Welcome to your cozy one bedroom townhome in the heart of Capitol Hill. This is a FULLY FURNISHED unit with SOME UTILITIES COVERED.

It includes a beautiful mid-century couch, expandable dining room table, desk and office chair, combination washer/dryer, and a fully-stocked kitchen. A floor AC and swamp-cooling fan to keep you cool in the summer are also included.

The bedroom is complete with a foam king-sized bed, dresser, ample closet space, and an attached bathroom featuring a bidet and waterfall shower.

You'll find everything you need just steps away, including King Soopers and Whole Foods, and a number of delicious restaurants. Cheeseman Park and the Botanic Gardens are a short stroll away, too.

This rental is licensed in compliance with the City of Denver: the license number is 2023-BFN-0036445.

Minimum 6 month lease term with the option to enter a rolling sixty day agreement thereafter. The owners (us) pay for internet, waste, and water; you pay for gas and electricity via the local utility, Xcel.

There is no dedicated parking spot, but there is ample street parking. Beware the street sweeping operations in the warmer months. Signage clearly indicates when and where they operate.

Absolutely no smoking or vaping of any kind inside the the townhome. However, you may smoke on the front patio or private alley.

Cats or dogs are not permitted inside the townhome. Exceptions may be granted for properly licensed service animals.

You are responsible for mowing the front strip of grass in the summer and shovelling the sidewalks in the winter. Any fees incurred from the city due to non-compliance will be deducted from your security deposit. However, the other townhome owners assist with these maintenance tasks.
