PRE-LEASE for August 2026 or available in April:
Two bedroom one bath Hyde Park cottage house available for pre-lease August of 2026 (flexible on start date for August 2025). The house is close to UT (one block off of Red River), near many restaurants including the Omelettry, Lazarus Brewery, In/Out Burger, Homeslice, Quack's, Flightpath Coffee and more!

The house has rooms filled with natural light and wood floors. It has ceiling fans, plenty of storage and a big fenced-in yard. Pets are allowed (pending breed approval).
The house is equipped with a gas stove, hot water heater and house heat. The HVAC was installed in May of 2020 along with other updates including kitchen cabinets/faucet and a hot water heater (gas) and faucets. Google Fiber is available and is currently being used at the house. Washer and dryer hookups are available and washer and dryer can be included if preferred.

Bathroom has been updated, will update the pictures by April 1st.

Month rent is $1,995 plus utilities.
Application fee of $65 per adult person

    "This neighborhood is very friendly and nice; everyone is always walking their dogs. The only downside is it’s a bit loud because of Koenig but it’s definitely not the noisiest of austin neighborhoods. Overall the neighborhood is safe as well, wouldn’t walk at night but that’s just because there aren’t many streetlights!"

There are so many places to walk your dogs—a lot of trails, open fields, and parks. I'm not sure if there is a designated dog park nearby, though, and not all of the neighborhood streets have sidewalks."

The age demographics are very mixed, from older college/grad students to families.     "The houses still have large lots from back in the '60s and '70s, and the schools are great. There's Doss, Highland Park, and Pillow Elementary. For middle school, you can choose from Murchasion and Lamar Middle School. The high schools in the area are Anderson and McCallum."

    "I'm not sure why anyone would say there are sketchy areas near here - Austin is an incredibly safe city. This area is also next to one of the better high schools in Austin (none of the public high schools are particularly terrific). There is also a fair amount of stuff on North Loop, which is nice and I imagine that Highland Mall will eventually be developed thus making this area very desirable. The only downside is that the closest grocery store is one of the less nice ones and it's not all that close."
