Upstairs has your master bedroom with spacious walk-in closet. The master bath has a dual vanity, tub and a shower. Second and third bedrooms (Third is an enclosed den - no closet) can share the upstairs hallway full bathroom.

Main floor kitchen has a gas stove, beer/wine fridge, living room with a gas fireplace and storage. Main floor entry closet and a powder room. Back door has storage and a bench for winter coats and boots.

Basement has a very spacious entertainment room with a custom Crate & Barrel sectional available to include. The 85" Sony smart TV and surround sound in the ceiling will remain with the rental. Basement also contains a large laundry room, a full bathroom and a big fourth bedroom with walk-in closet.

Numerous playgrounds and pools in the neighborhood, fantastic public schools and Primrose Denver North is very close and walkable - ideal for a young family.

Recently installed Optum 2GB internet and Unifi system which will stay in place (we split the bill). Xcel electric and Denver water bills will be shared with tenant and paid to landlord monthly.

Renter pays utilities to landlord (water, power, internet). Cable TV would be the responsibility of the Renter if desired. Last month's rent due at signing, no smoking. Tenant insurance required, pet policy and certain furnishings are negotiable.
