Owner pays for water, sewer, and trash. Base rent $825/mth for up to 2ppl. $10/ ea. additional person. Max 4 ppl. Deposit $825.00. Renters Insurance is required. Cats and Med size dogs, 50lbs or less, allowed. Max 2 pets. Pets must be spayed or neutered. Shot records up to date. No vicious breeds. Must be approved by park manager before allowed in unit. $250 NR pet fee plus $20/pet/month pet surcharge. Income of 3.5 x's the rent required. Currently employed for at least 1yr. Employment Verifiable employment. Verifiable Income. 1yr verifiable rental history. Credit and background check required for each occupant 18 years or older, even if married. $65/applicant. 1 year lease agreement required.

RESIDENT QUALIFYING CRITERIA
Thank you for your decision in leasing our residential property. To assist you in making your decision, we are providing the criteria for qualifying as a resident with us.
1. A separate application must be completed, dated, and signed by each applicant and all co-applicants, even if married. All questions must be answered on the application.
2. The rental application will be reviewed when submitted to determine your eligibility.
3. All applicants must submit a government photo identification and SS card and allow it to be photocopied.
4. At least 1 year rental history and good standing with current landlord.
5. If the applicant's family will be occupying the dwelling, the family size must be appropriate for the available residence, i.e., no more than two persons per bedroom.
6. At least 1 year continuous employment. Employment and income must be verifiable. The total monthly income of all applicants must be at least 3.5 times the monthly rent.
7. Applicants may be denied occupancy for the following, but not limited to, reasons:
-Falsification of application by any applicant
-Incomplete application by any applicant
-Insufficient income
-Felony convictions
-Criminal conviction history of violent or sexual crime committed by an applicant or by other occupants, including children, who plan to live in the residence
-Poor credit history of any applicant. (Credit reports are obtained; previous bankruptcy requires an additional security deposit equal to one month's rent.)
-Poor rent profile of any applicant. (Rental history will be obtained.)
-Rental history of:
-Non-payment or frequent late payment
-Eviction
-Drug use
-Poor housekeeping
-Poor supervision of children
-Unruly or destructive behavior by applicant, applicant's children, or applicant's
guests.

-Violence to persons or property by applicant, applicant's children, or applicant's
guests.
