I am the only owner. I am the one person who can rent this house or is involved in renting this house.

I do not consider applicants that I have not met. I need to meet every person (including children) and pet that wants to move in. All adults must submit an application on Zillow. I do not consider applications where all adults have not applied; those applications are categorized by the system as incomplete. Usually all adults must submit a credit report. Exceptions can be made regarding the credit report, such as being from outside the US where our credit reporting system does not exist. In such a case, other evidence of a responsible history is needed, or a co-signer.

An appointment is required to view the house. Usually appts will be between
8 - 6:30. If those hours are impossible for you, communicate with me and we can see if there's another time. Please cancel your appointment if you cannot keep it.

New laminate flooring in living room, hall and all three bedrooms. The other three rooms (bathrooms & kitchen)remain tiled floors.

I've left some of the older photos up because they show specific areas, but all floors not tiled are now laminate flooring and the kitchen cabinets are now French Grey.

High end stove has center griddle and center griddle burner. Griddle is stored in stove drawer. New refrigerator with French doors and bottom freezer drawer.

Veranda off the master bedroom and patio off the living room. Several relaxing sitting areas in the backyard.

Heat blocking curtains and lots of shade trees, so rarely need to turn on ac.

Mid century completely renovated not long ago. Interior painted today.

Very quiet safe neighborhood.
Just a few blocks from the East Hills and open land. Shops and eateries nearby.

Near 237, 680, 880, light rail, Bart and Great Mall. Edge of Silicon Valley.

Large enclosed back yard with mature landscaping. Backyard is certified bird and bee habitat with bird bath, special areas to sit and enjoy nature. No pesticides or other poisons used on property.

Kitchen and baths remodeled with tile. Master bath has Roman shower.

Much attention to detail with craftsmen entry doors, high end lighting, slate engraved street number above unique mailbox, and high end lighting throughout.

Parking: 2 car garage with remote opener and w/driveway for 2 more cars. (60's 2 car garage only fits two Very small cars - like VW bugs.) There is abundant street parking.

Bicycles could easily be kept in garage.

Twice a month mowing included. A $100 reduction in rent if you mow lawn twice a mth.

There is a very small irrigated lawn in back yard. It's an extremely small lawn to reduce the water bill and footprint. Six sprinkler heads set to work 3 x a wk for 8 minutes.

W/D in garage.

Well behaved pets allowed. There is a big area outside the kitchen door that could easily be made into a dog run. Some of the material needed for a dog run is already at the house.

I am taking applications through Zillow. Credit reports required. Prefer 600+, if less provide explanation.

Lease terms are negotiable.

Groups of 8 and above will not be considered. 5 or less is the ideal number.

If you apply please provide the total number of people and pets who would be residing in the house, including all children.

The security deposit amount could be impacted by a number of variables.

Tenants pay utilities. New solar and tankless hot water heater help reduce the utilities bills.

Tenant can get a $100.00 rent reduction, if they mow the lawn twice a month.

Pet deposit and pet rent when applicable.

A credit report is required for each adult application to be considered, exceptions discussed above.

Credit score of 600 or above preferred. If you don't have a credit score for a valid reason, maybe you can provide a copy of your fico score or some other evidence of reliability.

I am recovering from previous tenants causing well over $10,000 in damages, so excuse me if I am firm in adhering to my guidelines. I have been a renter most of my life, and well understand both sides of the fence.
