Description

Mountain Oasis Near Boulder! Discover a rare gem with this historic home just a short ten minute drive to Boulder. Set on a unique, flat lot with ownership extending to the middle of the river as indicated by the ILC, this property combines charm and functionality. The home features a remodeled bathroom and laundry room. The finished space above the garage nearly doubles the home's livable square footage, offering versatile options such as a spacious office for client meetings, an art studio, an additional living area for entertaining, or a large bedroom (septic is currently permitted for two bedrooms). The wrap around yard is fully fenced and nearly all flat and usable. Includes a large chicken coop and multiple storage sheds. Fire mitigation has been completed with limited tree coverage. There is an oversized 2-car garage, and both the septic and well systems have been well maintained, frequently serviced, and are ready for transfer. Incredible recreational access with the Betasso Preserve trailhead 1 mile from your doorstep and trout fishing in your own front yard!

I walk to Pearl Street by way of Foothills Trail, through beautiful neighborhoods apple orchards, Mt. Sanitas and am fascinated by the rock formations.
