I am super excited to be able to present 10 Choctaw Trail, available for the first time in almost 40 years! This is such a fun and impressive home! The home has gutters front and back and a gas powered whole home generators that conveys with the sale. In 2016, the pool was totally renovated and it features a new interior finish/tile; an impressive two story lanai rated for winds to 140 mph; Turkish Travertine on the deck; cedar tongue in groove ceiling on the covered porch; and a beautiful spiral staircase to the balcony off the master suite. From most anywhere in this home, the view is very lush landscaping, so you might be surprised that it is pretty low maintenance. It feels like you are living in a tropical paradise but there is no grass that must be regularly mowed! In 2019, the garage was renovated to add epoxy floors, new cabinetry/ workbench and a sturdy ladder access to the coolest surprise yet: there is an air condition room in the attic (with full sized entry door) for storage! No more brining down your holiday décor to find your candles melted and your fabrics moldy! If that is not enough, this home has two termite bonds: one for subterranean termites and one for drywood termites, and a very nice outdoor storage shed on the side of the home. There is a circular drive for ease of parking. Some important ages are Roof 2012; Water heater 2021; the main AC is 2023, the upstairs smaller unit is 2010; refrigerator 2022, washer dryer, oven & microwave are 2010, dishwasher is 2022; pool pump motor 2024 & automatic pool chlorinator 2024. For those of you who are not local, the Trails is a very desirable community. Inside the community, you have mature landscaping, privately laid out lots, friendly neighbors, and walking paths galore. There is also a community pool and tennis courts. Outside the community, you have an excellent school system and shopping and dining just a bicycle or golf cart ride away.
