Owner is responsible for water, sewer and heat/cool. Tenants will gain access to swimming pool during the summer season.

Tenants will be required to go through a background and credit check.

As this is an owner-occupied community, any violation of condominium rules or any major complaint from the Board of Trustees will result in lease termination with immediate effect. In such a case, tenants will need to vacate the place within 15 days and security deposit will not be refunded in this case. The tenant will be provided with the rules and regulations from the condominium, or the owner and the tenant should adhere to the guidelines and rules set up by the condominium association.

A month-to-month basis ("Extended Term"), terminable upon thirty (30) days written notice as required (Move-Out Notice). The monthly rental rate for any Extended Term will be the market rate (as indicated in the renewal offer that we provide to you) for a comparable apartment in the development plus a month-to-month premium of $1000

Only two occupants are allowed (primary and secondary tenant), occasional guests are allowed, and guest parking passes will be provided. Tenants are required to inform the BOT or condominium association about the vehicle info otherwise the condominium or the owner is not responsible if the vehicle is towed.

One main gate key, one mail key, one key (secondary lock on the main gate) and one access gate key will be provided to the tenant.

Tenant is required to pay $300 as cleaning fee while vacating the unit. The security deposit will be returned to the tenant after unit inspection.

Except as required by state law, we do not maintain insurance to cover your private property or personal injury. Owners are not responsible to any resident, guest, or occupant for damage or loss of personal property from (including but not limited to)fire, smoke, rain, flood, water and pipe leaks, hail, ice, snow, lightning, wind, explosions, earthquake, interruption of utilities, theft, hurricane, negligence of other residents, occupants, or invited/uninvited guests or vandalism unless due to owner's omission, fault, negligence, or misconduct.

Keyed lock(s) will be rekeyed after the prior resident moves out. The rekeying will be done before you move into your apartment.

Casualty Loss. We're not liable to any resident, guest, or occupant for damage or loss of personal property from any cause, including but not limited to: fire, smoke, rain, flood, water and pipe leaks, hail, ice, snow, lightning, wind, explosions, interruption of utilities, theft, or vandalism unless due to our omission, fault, negligence or misconduct. During freezing weather, tenant must ensure that the temperature in the apartment is sufficient to make sure that the pipes do not freeze (the appropriate temperature will depend upon weather conditions and the size and layout of the unit). If the pipes freeze, burst, or any other damage is caused by tenant failure to properly maintain the heat in the apartment, tenants will be liable for damage to owner and others' property. Tenants can ask the condominium association for assistance in terms of handling harsh weather temperature controls.

Tenants are required to pay the month's rent within the first week of the month, delay of the payment will result in charge of $125 or 10% of the late balance (whichever is greater).

Tenants are not allowed to sublet the unit, perform any sort of short-term rental (like Airbnb).

Owner pays for water, sewer and heat

Tenant is responsible to have a renter's insurance, electricity charges, internet charges and garbage fees.

Lots of walkers and joggers, several solid restaurants and take out places, a liquor store that has the biggest craft beer selection I've ever seen in my life, nice police officers, good road upkeep.
