    Description

Mogollon Rim/Payson sunset view gentle sloping .22 ac Parcel in the mountains with private E. Verde River & National Forrest Service Access; Build-Ready + Seller Financing priced lower than any comparable property in the area. Beaver Valley (“BV”) Resort Village is just 10 minutes North of Payson, Arizona and Home Depot, yet still in the heart of the Tonto National Forest cabin-country, popular for part-time vacation homes and year-around family living.

The lot has county wastewater permit approval for a 4 bdrm 2-1/2 bath cabin, casita and garage. This distinctive village benefits from historic senior East Verde River 23.75 acre-feet water rights dating back to 1889. Unlike many nearby mountain communities, where seasonal waterways dry up or flow underground by early summer, portions of Beaver Valley’s river corridor hydrology continues receiving seasonal summer flows, contributing to the area’s unique character, cooler environment, wildlife, fishing, recreational appeal, and long-term community value. That characteristic earned Beaver Valley the nickname “A River Runs Through It.”

Beaver Valley is a recognized Firewise® village, reflecting ongoing wildfire-awareness, mitigation, and community preparedness efforts in Arizona’s forested mountain setting — a distinction that lowers insurance rates. The village has numerous amenities and fun activities for the entire family. Indoor and outdoor Pickleball courts, dog park, kids play area, community activity center, barbecue/fire pit facility, hiking/horse trails, fly fishing, GMSR Beaver Valley community radio tower & network, BV exercise group, BV civic group, hunting and over 2 million acres right outside your door for a dynamic off-road ATV adventure. Enjoy deep-blue skies, fresh mountain air, spectacular sunsets, exceptional nighttime stargazing, mature native vegetation, and a truly peaceful setting to renew your soul.

After completing the Gila County Health Department’s arduous one-plus-year wastewater design and approval process, the lot recently received (4) bdrm status septic-system permits.

In summary; the lots feature a peaceful mountain setting.

"I walk dogs every week. Most dog owners in town have their dogs under control. One got out of it's yard one time while I was running another dog. It charged us looking defensive but as soon as I ran at the dog it peed itself and jumped back over the fence. "

"It’s a close walk to the green valley park and historical Main Street. The down side is there aren’t sidewalks and people drive Very fast down this street. There are also not too many street lights so people usually walk their dogs during the day to the park. "
    • Rustyandmariah
"I’ve lived in the Payson area my entire life. The town is a great little mountain town. The people are friendly and there fun little shops and restaurants. If you love 4 seasons and the outdoors this is one of the best places to live. And if you don’t like the current weather you can wait 15 mins or drive 15 mins in any direction and it will change. "
