    About this House

80 acres in the rolling hills of Washington County, Missouri, this property—formerly known as Marquart Cabin & Hunting Retreat—offers a rare opportunity to own your own private and secluded outdoor haven. Wide-open spaces and diverse habitat support an impressive amount of wildlife, including mature whitetail deer, turkey, and even the occasional black bear. The land features an extensive trail system that winds throughout the property, showcasing deer rubs, scrapes, and excellent natural travel corridors. Multiple ponds serve as wildlife watering holes, and Northcutt Branch, a wet-weather creek, adds to the property’s natural character. There are established food plots, providing ideal setups for both seasoned hunters and beginners alike, along with a quality shooting house overlooking one of the plots for those cold or rainy days. The property adjoins Pea Ridge Conservation Area on two sides, enhancing privacy and ensuring access to even more huntable ground. A beautiful stand of black oak, white oak, red oak, and scattered pines completes the landscape. If you’re searching for a recreational, wildlife-rich, and highly secluded 80-acre tract, this one checks every box.

"Across the road from park. Park has basketball area, tennis, updated swings etc. picnic area great size for barbecues, reunions, weddings or any family gatherings. Grade school within 10 minute walk. High school very close walking distance. We have senior citizen community center. We have restaurants and bar in center of town. Sheriffs department maintains law and order and are the heartbeat of Bourbon. They are beloved for taking care of us and our families. Neighbors lookout for one another."

"It’s across the road from park with complete playground, basketball court, tennis court, pavilions and bathroom. School is within walking distance."
    • Emma C.
"It’s a small town. Most people know each other, and most people feel safe letting their kids play in the yard. "
    • Emma C.
"There are a lot of dogs allowed to run, tear things up, and harass other people and outside pets. Some are aggressive."
    • Emma C.
"People get together for fundraisers and such at the local tavern, but other than that, the only community get togethers around here are church and when the task force shows up to bust another meth lab. Two of my neighbors have been busted in the past week. Hopefully they stay in jail because they have made my street a high-traffic drug area."
    • E. C.
"I grew up here, left for a few years, and came back and have lived here for the past 10 years. It’s kind of one of those places that draws you in and is hard to get away from, but I’ve been trying to do just that. Most people here are friendly, and most people here at least know each other if not are related to each other, but the area is rife with drugs and crime. The city council won’t let anyone build or really do anything unless you’re related to or good friends with one of them, so the town won’t grow or ever get any better. The streets are absolutely terrible and there are three sidewalks in the whole town. It’s a quaint, small town but is generally a poor area full of corruption and poorly educated cronies."
