Community Description

Life at Terrapin is intentionally easy. A coastal setting meets a connected address-close to the riverfront energy of Downtown Wilmington and an effortless drive to Wrightsville Beach and Oak Island. Neighborhoods unfold around water, trails, and gathering spaces, creating a relaxed rhythm where mornings begin on the porch and weekends spill into the outdoors. Homes in Osprey Reserve balance style and function in equal measure. Open living areas keep everyone part of the conversation, light-filled kitchens anchor daily routines, and private suites provide a quiet retreat at day's end. Flexible rooms adapt as needs change, and curated finishes bring a fresh, coastal palette that feels right at home in Leland. Amenity life is the community's heartbeat. The Oasis hub is planned as Terrapin's social anchor with resort-style pools, a clubhouse and fitness, pickleball and bocce, a playground, and generous green spaces. Trails thread through natural areas toward lakefront experiences-a sandy beach, kayak launch, fishing dock, neighborhood fire pits, and open lawns for impromptu meetups. As the master plan grows, Terrapin Marketplace is envisioned to bring everyday conveniences even closer to home. Terrapin follows a thoughtful builder timeline-phased releases that prioritize quality, predictability, and livability at each step. Streets, homes, and amenities arrive in an intentional sequence so residents enjoy a polished experience from move-in day forward. With its coastal location, resort-inspired lifestyle, and carefully designed single-family homes, Terrapin sets a new standard for master-planned living in the Wilmington area.

"I’ve lived in this neighborhood for 5 years. Not all, but most people are friendly and like to chat with each in passing and invite each other to cookouts and neighborhood gatherings. It’s a good neighborhood for people that are social and enjoy being around others. Most people in my neighborhood are trustworthy people, down to earth, and enjoy the company of others..if the garage door is open, come on over, type of people. "
  • Donaldsonsarah

  • Starrgazer606
"We have doggie bag stations around the neighborhood but not trash cans for them. A little inconvenient "
  • Starrgazer606
"It’s a nice neighborhood, good for families. Not much to do around though and hard to get to know neighbors "
  • Edwin V. H.
"Small group of homes in a separate neighborhood. Good mix of older and young residents. Includes small and large homes."
  • Jonathan H.
"My wife and I moved to Leland in 2006 from Kure Beach, NC. We purchased a home in the Waterford because it was ideal for our commutes into downtown Wilmington. We only moved away from the area because career opportunities and family pulled us away. I wish I could have brought the Waterford with me for its convenience (Harris Teeter, dentist, eye doctor, vet, drug store all within walking distance), the gated neighborhoods, and amenities (saltwater pool, tennis courts, greenway/pathways). I highly recommend the Waterford for families with young kids for the amenities and calm neighborhood streets, for couples looking to buy their first home, or for retirees looking to be near the coast without the high prices of Wrightsville. My wife misses the fact that we could be at Wrightsville Beach in 25 minutes...."
