* If there is exchange of any money towards the rental of this property it is nonrefundable if tenant backs out or changes their mind on moving in.
Please be sure when moving forward with rental of this property that you have been truthful about your entire application process, such as credit, employment, background, pets, and total amount of tenants moving in to home!!
This avoids confusion from either party & with the understanding that exchange of any monies/deposit ect..towards the property are done in good faith that what is submitted on application is factual & with intentions of the applicant to move forward on Renting the home.
At that time property will be removed from market within a timeframe both parties agree upon stoping the process of any other potential renters.

We offer 2nd Chance Leasing for those that may require or need assistance due to compromised credit/background or rental history and we can help.
When a application does not look ideal with a great credit score and clean background, then some landlords won't consider the application.
The cost of applying each time, (which can be quite expensive) can financially be a burden for tenants applying and denied.
Many Landlords won't consider that a 2nd chance leasing opportunity may be needed for some applicants, specially since evictions had been suspended in past year due to CDC filing protecting the tenant from eviction.
This deters landlords from wanting a close to perfect prospect with great credit because of the fear of non-paying- non-compliant tenant, so some applicants may need consideration when that situation arises keeping them from an approved application.
So we establish our 2nd Chance Leasing Program for just those applicants that have been disqualified and passed up.
Our 2nd Chance Leasing program is NOT MANDATORY for all applicants who can demonstrate....
**good credit!
**good background!
**good rental history!
**good credit history!

** Qualifications are as followed to Include 2nd Chance Leasing Information
** 1. Must make 3X the rent.($5,985 in monthly income)
** 2. Must have verifiable monthly income to qualify as a applicant with us & should be with current employer for at least 6 months or more and demonstrate consistent employment over the past 2 years without any long gaps of unemployment.
** 3. Verifiable 2 year previous rental history.
** 4. 2nd Chance Leasing Program - Will consider (a) No social security numbers (b) evictions over 1 year old (c) some criminal history such as felonies (some consider but not all). (d) bad credit issues like charge offs, bankruptcy & delinquent balances on credit history that some companies may have disqualified applicant from leasing a property in past and (e) income employment and rental history verification issues. (f) no established credit/rental history.
** 5. Acceptance under our 2nd Chance Leasing Program requires an additional NON-REFUNDABLE FEE EQUAL TO 1 MONTHS RENT IN ADDITION TO 1ST MONTHS RENT & DEPOSIT PRIOR
TO MOVE IN.
** 6. No realty fees paid but a $100 courtesy fee will be given to any realtor that a client is referred and accepted and leased signed either under our 2nd Chance program or not.
** 7. Showings by appointment only between 10 am-2:30 pm Monday-Saturday.
** 8. Application fee is $75 per proposed occupant 18 years old and older & is non refundable.
** 9. A $150 administration fee will be added to any application accepted for move in for verification of documentation, any paperwork, receiving keys, & finalizing move in process.
** 10. If applicant has no credit/background issues in question, then your move in cost does not require a FEE equal to 1 months rent in addition to all other cost.
2nd Chance only applies to applicants with questionable credit/ background & does not apply to everyone.
** 11. Pet deposit is as follows:
Pets accepted case by case basis, with $400 fee plus $45 a month rent per pet.

**IMPORTANT PLEASE READ CAREFULLY**
Due to so many false documentation & certification of Emotional Support Animals
that can easily be obtainable through purchasing over Internet so we will request the following...
If you have an emotional support animal we will require documentation from a doctor that will be verified extensively prior to accepting or approving any ESA animal!!
Absolutely no certificates from Internet will be accepted!!
If you have a service animal we will request an ESA letter or a Service Dog letter from your Physician that must be from a in State Doctor & no older than
1 year from date of letter.
As a landlord, we have the right to ask the tenant for a Reasonable Accommodation Form which would be filled out by the mental health professional that wrote the letter for applicant to have a ESA.
Also Licensee verification through State portal will be conducted with all ESA

water included in rent only, electric tenant resposibility.
