Description
644 acres of rangeland with location, great road access, creek bottom, good grazing and protection, and water! 644 acres west of Deer Trail and south of Byers. The property has nearly a mile of Willow Gulch running through. Willow Gulch is a Cottonwood tree lined creek with live warm water springs, some of which do not freeze completely in the winter. Has a water well with a solar pump and a set of traps and pens. The creek bottom provides good calving protection. The ranch is cross fenced into four pastures, some of which are high fenced for buffalo. Well sodded native and plant back grass. Two runoff stock dams along the western side. Could divide into smaller parcels if desired. There's a good water well, solar pump and indestructible tire tank. Fencing and gates are good and include some high fence for buffalo. The ranch has electric service bordering it on three sides. There are county roads on two sides. Mule Deer, Whitetail Deer, and Pronghorn make the property home, in addition to Dove and Turkey. Waterfowl will sit on the springs when ponds and lakes freeze up. There’s plenty of predator hunting as well. Currently used for cattle and Buffalo in the past, the owners apply a rotational grazing system and can run 50 cow calf pairs for the growing season. The mineral rights are severed and not included. The ranch features 135 acre feet annually of water rights from the Arapahoe Aquifer. There is one water well. Deer Trail is located about forty five minutes east of the Denver Metro area and is accessible by Interstate 70. The areas elevation is around 5500 feet and has between 14 and 18 inches of annual moisture. Winters are mostly mild, with some snow storms and summers are warm. Located in the Ridge Road area of northern Elbert County, the ranch borders the historic Proudfoot Ranch. Deer Trail is home of the world’s first rodeo and is an historic cattle trail town. The property is about 10 miles south of Byers Colorado and 10 east of Deer Trail.
