Description
Amazing Investment Opportunity!!! Three dry cabins on almost an acre! You can't beat this price. These dry cabins are an incredible opportunity for investors looking to build equity with passive income. Dry cabins are very low maintenance and units were built with the idea of being able to own rentals with minimal worry. Tenants pay for all utilities and cabins are on electric heat paid for by tenants. No fuel to worry about and with dry cabins, you do not have to worry about plumbing or freezing issues. The newest cabin is a beautiful 12X16 with a full loft that was just finished in the fall, with 12 inch walls and a stunning interior. Walls are dense packed fiberglass with a R53 rating. Rent for Cabin #3 is $650 per month and has not been included in the yearly gross since it is new. Cabin #2 is a 12X12 and was built in 2019 and is currently being rented for $425 a month. Cabin #1 is also 12X12, and was built in 2018 and is currently being rented for $350. All cabins have their own 8X8 shed and outhouse. Privacy fencing also creates space for each tenant. Long term rental history with little turn over adds another level of ease and simplicity for the new owner. All leases are currently month to month.

What Locals Say about Fairbanks

"Neighborhood is wonderful! Close to Ft. Wainwright (about a 5min drive to the back gate that is open from 0500 to 2000) as well as Eilson AFB (about 25min away). Contrary to other reviewer's post, this neighborhood is on the other side of town from Pioneer Park, movie theatre, and the correctional facilities. It's a quiet, family friendly neighborhood where everyone keeps to themselves but waves when you're out and about. "

"Love this neighborhood! Right next to Ft. Wainwright's back gate (so less traffic getting on to base), 5 minute drive to the city and close to all the amenities (Fred Meyer and Costco are 4-5 min drive away), restaurants within walking distance, and friendly neighbors. Neighborhood has several children and everyone looks out for each other. "

You couldn’t find a better location to live! This neighborhood is very accepting of college students and military members."
