Description

Lake Fork Ranch in Leadville, CO is a 797 true working ranch with 7 water rights, over a mile both sides of Lake Fork of the Arkansas flowing through the ranch, and multiple private land elk permits traditionally acquired. There are multiple historic ranch buildings and two very livable renovated residences on the ranch. Stunning Mt Massive and Mt Elbert the two highest summits in Colorado and the Rocky Mountains dominate the view from the ranch. The stunning views from Lake Fork Ranch are dominated by the two highest peaks in the Rocky Mountains, Mount Elbert, and Mount Massive. The ranch is located virtually at the base of Mount Massive in the Upper Arkansas River Valley, surrounded by the Sawatch and Mosquito Mountain Ranges. The land is a combination of irrigated meadows, forest, and creek bottom and overlooks the Arkansas River a mile below Turquoise Lake Recreation Area. The world-class ski mountains of Vail, Copper Mountain, and Beaver Creek are less than an hour’s drive from Lake Fork Ranch. Ski Cooper, a great family ski mountain, is only fifteen minutes from the ranch. Leadville’s airport, restaurants, shops, and nightlife are only minutes from the ranch gate. Leadville is a well-known center for endurance sports, but the average weekend athlete can enjoy the adjacent golf course, hiking, biking, and equestrian activities, in addition to most winter sports. The core of the ranch is the valuable package of water rights. Seven irrigation ditches provide water, and Lake Fork Creek meanders for a mile and a half through the heart of the ranch. Recently, a significant stream restoration and fish habitat improvement project was implemented to improve trout fishing. Elk hunting or viewing is excellent as well. The ranch enjoys great neighbors, The National Fish Hatchery, Colorado Outward Bound, and Mount Massive Golf Course. Trailheads providing access to Mount Massive Wilderness and Holy Cross Wilderness are only minutes away. Lake Fork Ranch is a spectacular opportunity to create your own legacy property and invest in water rights and big acreage near town. Meanwhile, as your water and land investment grows, you can enjoy all the wonderful recreational activities Colorado mountain life offers. What Locals Say about Leadville

  • Kerry
"Trails everywhere, beautiful views, friendly neighbors, natural mountain setting, Turquoise Lake, Ski Cooper"

  • Bill Hessin
"This area is unique. It is becoming gentrified but in a slower nicer way than a major metro area. Its history is not acknowledged as it should be. It could be the Williamsberg of the west."

  • Julie A.
"I love Leadville. We have a view of the mountains from the front porch. It is a quite little old town with cute shops and good restaurants."

"not events perse but the fact the my kids can ride their bikes up and down the street safely makes where i live very special to me"

"I came to Leadville 9 years ago due to a job transfer. My husband and I fell in love with the town and the location and both went on to other careers that would allow us to stay and raise our daughter here. You can't beat the small town atmosphere combined with unmatched recreation and views. If we need a mall fix...Denver is just an hour and a half away so we never feel isolated. Although, the local shops have everything we need here...we don't HAVE to leave town for anything. Although our winters are long...our summers are worth the wait! We average 60-70 degrees in the summer and we have over 310 days of sunshine per year, so winter is a great time to enjoy skiing, snow shoeing, snow boarding, nordic skiing, snowmobiling...or any other imaginable winter activity. Come visit the highest incorporated city in the US. Even if you don't decide you want to live here, I guarantee you'll want to come back!"
