Tenants have a Harp's up the street and a laundromat for units 3&4 1 block away. Because of the septic tank, it requires no more than two people in 3&4 and 3 people max in 1&2. 1&2 has washer and dryer hookups. All appliances included in the sale and have been updated recently in most of the units. Low taxes because technically it is in the Greenwood District but still within the city limits of Fort Smith. How they'd do that? But true. A pretty much crime free area. Nobody goes in there unless they live there or friends visiting. Owner supplies lawn care. To be sold "AS IS". If buyer requires a loan and home inspector, buy pays for repairs for lender requirements. The units are in very good condition and have been taken care of so that need should be minimal.
