The DLBA is seeking proposals that for small- to medium-scale infill development with the goal of increasing housing supply and restoring the urban fabric, as well as density and walkability. Interested buyers should consult our proposal guidelines for new build opportunities. The DLBA also recommends reviewing relevant Neighborhood Framework Plans from the City of Detroit’s Planning and Development Department for additional context about the neighborhood. All offers must be supported by Proof of Funds for both the Purchase Price, as well as the construction costs. The sale of said property is open to homeowners, investors and developers. The Seller requires a new build proposal with offer. Purchaser shall present construction plans or precedent architectural images of proposed development. Proposal requirements are attached to listing. Seller Purchase & Development Agreement to be provided upon acceptance of qualifying offer. All proposal requirements must be provided to be considered by Seller. Please note that the Detroit Land Bank Authority is entitled to a tax capture for the 5 tax years subsequent to transferring ownership of the property. "It's beautiful here, the houses are wonderful and, if you look at the crime map, you'll see that it's very quiet. I moved here from Williamsburg, Brooklyn and there was actually more violent crime within the past five years. I've lived in Louisville, New Orleans, and New York City. La Salle gardens is as safe or safer than any of those towns. Also: The park is beautiful. This neighborhood is cheap because it's underrated. My wife and I love it. The cost of living is so low. It's amazing to live in a huge, beautiful house with no rent or mortgage. Come to La Salle gardens!"
