"Very well kept, lovely, often affordable & large mid-century apartment buildings with lovely lawns along San Vicente near the ocean; beautiful old-growth trees and gracious homes within a few blocks, friendly , mixed demographics, safe, cooled by ocean breezes, walked or bicycles by every age. "Busy during rush hour in the afternoon, rarely too crowded in the morning aside from 10. Downtown area near the promenade is consistently busy, specifically Ocean. Commute to airports after work will take at least an hour "
