Description

Super sweet garden style triplex located a short distance from the multi-million dollar West Harbor waterfront redevelopment that is underway and projected to have it's Grand Opening in 2025. Rents are below market which means there is alot of upside potential in the future. The sister building next door at 541 W. 21st St is also for sale at the same price and gives you the opportunity to purchase 6 units on two lots zoned RD1.5 and totalling 10,000 sq ft without having to go through the hassle of commercial financing. Buildings can be sold together or seperately. All units are occupied and seller cannot vacate because of rent control guidelines BUT, the buyer can relocate a tenant after the close of escrow and the seller is offering $20,000 to buyer to help with the relocation fee. This is a great opportunity to invest in this up and coming area of San Pedro. Don't miss it.

"Pros: Beautiful views, housing prices You definitely have to be ok with noise living here. Noise such as year round, nightly fireworks, motorcycles + loud pipes from 7am-midnight, constant dog barking. Upside, housing is cheap… Probably due to the fact that anyone who has ever lived anywhere else isn’t go to stay and allow random explosions to be part of their daily life. The neighborhood is extremely dog friendly. If you don’t own a dog, you will once you move here. Only problem is, the number of dogs you end up owning is dependent on how many dogs your neighbors have. You end up disciplining and listening to your neighbors dogs around the clock and throughout your home here. Another upside is you don’t have to care about the comfort of others! You can be as disruptive and ignorant as you want and your neighbors won’t expect any better 👍 Cheers and happy home hunting! "

"I live in the area. Too many bars which lead to bar fights and subsequent shootings. Google it! A lot of homeless ajustnd drug addicts, unfortunately. This neighborhood is not great, it’s okay. We call the police often. We are trying to help make the neighborhood better. And as sure as I am writing this, I hear, a homeless man outside yelling to himself, about 700 feet away. Go figure!"
