Description

Huge Development Opportunity in Lawrenceville!! Must see!! 3 Row Houses with Lots Behind- multiple uses for this investment. Each house is deeded separately and has a 100 ft deep lot back to Keystone. Various strategies here: 1. Dont subdivide the lots and create off street parking behind each Natrona house and/or build additions on each house, 2. Subdivide the lots and build 3 new houses on Keystone, 3. Renovate the 3 current houses on Natrona, 4. Teardown the 3 current houses and build 3 new houses on Natrona. In either case- 6 new houses could be built on these parcels. Current layouts vary some but the ideal layout would be: Main Floor: Living Room and Kitchen, 2nd Floor: 2 Bedrooms and Full Bath, 3rd Floor Bedroom. Each row house has its own utilities; furnace, h2O tank, electric panel, electric/gas/water meter. Whatever strategy you have in mind-sky is the limit! Perfect opportunity for any seasoned investor, builder, or developer. Great addition to your investment portfolio!

"I easily commute to the north shore via car, bus or bike. Getting to the strip district is an easy straight shot and the same goes for downtown. Honestly I don’t think the commute could be any easier"

"I lived in lawrenceville before the new 3000 dollar condos going up. it's getting too expensive to live here. I enjoy living close to the city but it's too expensive"

"I moved into Upper Lawrenceville about 4 years ago. The neighborhood has improved since I have moved in with more professionals living here and the commercial district on Butler getting some of the best restaurants in the city. Having said that, this is still a blue collar neighborhood. People watch out for each other, but it takes a little bit of time to get to know everyone. On the down side, public transportation is still iffy and accessibility overall may be difficult for those who cannot drive because of the steepness of the hill. If you do drive, it is ten minutes to shadyside, twelve or fifteen to downtown (depending on traffic), and about twenty to squirrel hill. The housing stock is mixed in quality, though there seem to be a good number of complete rehabs improving the general character of the neighborhood. The central lawrenceville shopping (only a couple of minutes away) is one of the most interesting in the city with a cider house, a bowling alley that has band, several restaurants, the best bakery in the city, lots of clothing and stores with knick-knacks, antiques, new record stores, the best lesbian bar in the city, and a good deal of nightlife.
