Description
The subject property is a ± 0.45 acre infill residential development site located at 4802-4812 Doane Ave. in the La Sierra community of Riverside, California. The property is zoned R-3-1500 residential which allows for up to 29 dwelling units per acre. The General Plan Land Use designation for this site is MU-V Mixed-Use Village which provides for medium to high density residential development with retail, office and service uses primarily at the street level to facilitate a pedestrian environment. This site is located one block to the east of the busy La Sierra commercial corridor. The neighborhood in this area is primarily residential in nature and is composed of single-family residences, duplexes, fourplexes and small multi-family apartment buildings. Directly to the north of the subject property is the Church of Christ building. The site is generally flat with approximately 100’ of frontage along Doane Avenue and approximately 131’ of frontage along Wells Avenue. This is an infill site and all utilities are available in in the street. Additionally, this site is in the Alvord Unified School District with elementary, middle and high schools all in close proximity. Riverside is similar to the majority of Southern California in that residential development, in general, is in high demand and the market for new residential development sites is greatly supply restricted.

"There is a growing homeless population. The area is not bad, and the homeless people seem to be harmless, but at least near the hills and freeway one will see a lot of homeless people. Inside the actual residential neighborhoods it doesn’t seem so bad. "
