Description

445 Burritt Street AD
Built originally as a 3-Family house with a huge walking attic, this 3-Family house is not a 2-Family with a converted attic. It was built as a 3-family. It is a very large house containing 3,924 square feet. The roof is only about seven years old. The property contains a small back yard. There are original hard-wood floors throughout the house. Each floor contains three bedrooms with originally built closets and some with an upper shelf, a large eat-in kitchen with cabinets, and a spacious living room and dining room. The dining rooms contain beautiful built-in hutches never painted in their original wood finish. Note that the living rooms have NOT been converted to bedrooms; so that each floor has the potential for a fourth bedroom plus a dining room. There is enormous rental income potential here. Add to this each floor also contains a large pantry with cabinets and plenty of shelving and also a separate utility closet. The basement is very large and contains separated storage rooms for each floor and a walk-in back entrance. There are outside front porches for each floor and the back entrance-way to all the floors is completely closed in. Outside is a four-car garage with a cement floor and also enough parking in the back yard for three or four additional vehicles, depending on the size. The three electrical panels are modern with circuit breakers. The house contains two practically new high-efficiency gas furnaces for the second and third floors only about two years old and very lightly used. The first floor is warmed by a gas boiler and the water heaters are also gas. The house also contains lots of new plumbing. The windows are all functional as far as they open from the bottom up but they are old and most don’t open from the top down. As far as cosmetics go; most of the bedrooms have old wall paper that needs to be taken down and then the room painted. However, some of the rooms in the house have wallpaper that is in good shape. The hardwood floors throughout the house are in good shape and not broken or split but they need to be sanded and re-coated.
The house is easy-to-show and their are no tenants presently so that you are able to screen and choose your own tenants. Or; you have the option of moving in yourself or moving in along with other family members.

"Don’t let your kids go out alone unsupervised. Make sure that they become very familiar with their surroundings. People drive like maniacs in New Britain, worse than Mass drivers. Also pedestrians think they have the right of way and often just walk out into traffic. Make sure your kids know how to cross the streets (crosswalks) they will live longer. "

"I grew up here and it's definitely not the same as back in the days as far as living. taxes are outrageous and schools have declined. I don't feel to safe even though we have new staff of police and a brand new billion dollar police station. it's modern day gentrification but with crime all around. "

"There are no special events going on out here it would be nice if they did.New Britain should build something out here for kids to go.They need a outlet instead of the streets. A place for all kids to go that is free because not all families have the money or maybe build a mall or movie theater. "
