1870 QUEEN ANNE FARM HOUSE WITH 1,000 FEET OF RIVERFRONT, POOL, AND TENNIS COURT READY FOR FULL RESTORATION
This is a very rare opportunity to become the next steward of a remarkable 19th century Berkshire antique home set in a truly exceptional location.
This much-loved home has been in the same family for over 50 years. Just minutes from Mill River Village in New Marlborough, you arrive here venturing South on a quiet country road. The property begins to the North where the perfect swimming hole is just north of a section of cascading water in the Konkapot River.
The remains of a large barn, cider mill and silo foundation bear testament to the farming roots of the property.
This is both a significant opportunity and a significant restoration project. Read more... The home itself is located a mere 60 feet from the river and the sounds of the flowing water are ever-present and are complimented by the bird. It is unknown whether or not the home is in a flood plain. In the 50+ years the family has owned the home the river came close to the home only once in the great flooding of 1957.
The home has high ceilings and excellent light. The rocking chair front porch belies the rural character of this classic period home. One enters the entry hall which opens to an enlarged living room with nearly floor to ceiling period windows on one side, and a wood-burning fireplace. The dining room, which could also be used in any number of different ways, offers a bay window. The remainder of the first floor offers opportunities with a full bath needing a complete redo, and the former kitchen and sun room potentially allowing for a showpiece kitchen and family room overlooking the river.
Above that one might create a primary suite with wide views of the river - one of either three or four bedrooms upstairs depending on a fine configuration of the floorplan. Off the living room there is an shed near the pool that may potentially offer additional living space once rebuilt (with proper permitting) as the structure is pre-existing in the riverfront area.
Buyer will need to in all likelihood assume the cost of a new septic system, and a well as the home is on a 19th century Spring for water. While any buyer is welcome and encouraged to do their own due diligence and verify all information herein, the property is being sold 'as is'.
This special once New England riverfront farm will require a significant investment, yet there is the opportunity to add significant value.
The prospective buyer will see the vast potential of the property, cherish the character and history, and recognize the unique setting.

6/10GreatSchools RatingParent Rating AverageWhen my daughter was a student there, the school staff was so supportive & caring. I feel like it is a true example of 'no child left behind'. As well as exemplifying 'it takes a village to raise a child'. I don't believe that this kind of personal care & concern would have been possible in a larger school. Today she is a successful college sophmore studying forensic science thanks to the strong educational foundation that she received at Undermountain Elementary.Parent Review13y ago - Mt Everett Regional

5/10GreatSchools RatingParent Rating AverageMy son attends this school. It is a good school with caring professionals. It can be hard to keep good teachers because we are so rural and housing is so unaffordable here. Last year my son had some struggles and his teachers all met to formulate a plan. They were really invested in his success and with their support he turned the year around.Parent Review7mo ago - New Marlborough Central

N/AGreatSchools RatingParent Rating AverageThis is an extraordinary school. it's small enough (85) so that virtually every student is known by all the teachers. The school climate supports learning in creative ways so that kids may be outside in the garden or working on projects or making discoveries through one of the science-through art special units/productions put on in cooperation with Flying cloud Institute. The building is old and lacks a gym, but the really important features for positive learning are present; more than anything else this means a talented and dedicated group of teachers.Other Review9y ago - Check out schools near 422 Clayton Mill River Rd.
