Description
Dreamy Park Slope Triplex with Ample Outdoor Space
The Arts and Crafts triplex at 390 9th Street received a top-to-bottom renovation by its previous owners, and is ready for its next residents to move-in! This home offers generous space, great sunlight, expertly appointed details, and fantastic outdoor space--all in the heart of Park Slope, two and a half-blocks from the entrance to Prospect Park. This apartment was photographed for several design publications, including Elle Decor.
The primary floor of Apartment A is characterized by a light-filled, airy transition between the generous living and dining areas. Tongue and groove herringbone oak floors stretch to every corner of this story, adding a touch of elegance. The north-facing living room boasts floor-to-ceiling windows, bathing the space in sun. A wood-burning fireplace, encased by a bespoke mantelpiece, imbues the room with warmth and ambience. Custom built-in bookcases, a customized multi-zoned sound system, and a bespoke bar make entertaining a pleasure. In addition, a unique receiving area at the base of the staircase leading to the upper level, serves to separate the dining and living spaces and camouflages a conveniently-located powder room.
The sunny south-facing space spanning the dining and kitchen areas is anchored by a charming vintage marble mantle. The chef's kitchen is a culinary haven, with marble countertops, a central island and three windows outlooking to sky and gardens below. The professional-grade six-burner Wolf range is paired with a vented hood and additional appliances include a SubZero fridge, and a generously sized farmhouse sink.
All three bedrooms can be found on the the second floor of the triplex. Positioned to the north, the primary bedroom features expansive windows that flood the space with light, a walk-in closet, and an ensuite bathroom. The primary bath is fitted with Calcutta marble, a large soaking tub, and a delightful skylight. Towards the south, two additional full-size bedrooms await, along with a second bathroom and a laundry room. The second bathroom provides the indulgence of a steam shower, while both bathrooms are equipped with heated floors.
One of the most appealing spaces in this home lies on the top floor, where two remarkable outdoor areas await alongside an additional indoor room suffused with natural light to the north and south. Presently serving as a combined office-studio, this space easily transforms into a cozy den, versatile playroom, or additional bedroom.
This third-floor studio offers access to two outdoor retreats. Facing south, the expansive entertaining terrace boasts a grill connected to a gas line. Adorned with IPE wood decking, this terrace sets the stage for special dinner parties, with captivating views of New York harbor, Brooklyn rooftops, downtown Manhattan and sunsets. Positioned at the front section of the roof, the second terrace, though smaller in scale, exudes intimacy and charm.
In addition to the plethora of bespoke design choices on display in this home, one of its best attributes is the quality of construction. Originally planned to be a home for the previous owner, an unexpected move away from New York City resulted in the conversion of the building into a two-unit condominium.; since it was built to be home, the finish selections were super high-end choices. Some of the highlights are as follows:
-A new roof with c-joists to support the deck
-New Marvin windows throughout
-Tongue and groove oak floors in herringbone pattern
-All new electrical
-All new plumbing
-All new gas lines
-Ducted central air conditioning
-Completely rebuilt top floor bulkhead
-All new skim coating and custom painting
-Separate basement storage for this apartment only
-Individual boilers and hot water heaters metered for this apartment only
With over 2,000 square feet, this triplex feels like a house. It is located near subways and in the P.S. 39 district.

"Please don’t bring more dogs to this neighborhood. We already have enough and owners already do a very poor job of either 1) picking up after them or 2) keeping them leashed. Saw a dog unlawfully unleashed in the park destroy a tree the other day. Continually have to ask owners to not let dogs defecate on our fenced sidewalk gardens. Just don’t. How hard is it? "
