Description
Historic 19th-century bones meet sleek modernism in this masterfully renovated West Village townhouse. Featuring four bedrooms (can easily be converted into more), four-and-a-half bathrooms and sprawling indoor-outdoor living spaces, 31 Grove is the ideal destination for busy daily life and lavish entertaining alike.
Carefully rebuilt in 2002 and fully renovated in 2018, this 21' foot wide, 4,230-square-foot residence offers a historically accurate façade and a three-story modern wall of windows overlooking a lush garden in the rear. Inside, high ceilings with integrated speakers and recessed lighting soar above hardwood floors and gallery walls finished with stunning shadow-reveal details. The open plan parlor level flows from a welcoming living room with a wood-burning fireplace and a new powder room to the beautifully reimagined open gourmet kitchen and dining area highlighted by dramatic treetop views. The custom cabinetry, stone details, massive island/breakfast bar and a walk-in pantry plus a fleet of upscale appliances including a vented gas range, dishwasher, and Sub-Zero refrigerator will satisfy every home chef.
Gather in the garden-level lounge where gracious entertaining is effortless, thanks to a wet bar and wood-burning fireplace. Seamlessly merge indoor and outdoor living by way of massive sliding glass doors that open the space to an exquisite, nearly 35-foot-deep garden professionally designed and renovated by Brook Landscape. Imagine summer dinner parties on surrounded by climbing vines and a canopy of trees. A guest bedroom/home gym, full bathroom, storage and private entrance complete the level.
On the second, spacious and bright bedrooms with roomy closets enjoy verdant exposures over the garden and tree-lined Grove Street. An ultra-convenient split-bathroom arrangement provides a marble shower, tub, commode, and double vanity. A closet and laundry room surround a large office area on this level. Head to the top level to discover your dreamy full-floor primary retreat featuring dazzling skylights and a private deck nestled among trees and historic brick facades. The en suite bathroom beckons with a freestanding soaking tub, double rain head shower, and floating vanity. A massive walk-in closet attends to wardrobe needs while the large den is perfect as a home office or optional fifth bedroom.
Extensive recent updates include completely sealing the home from potential water leaks with a new roof, re-sealed deck, reinforced chimney, sealed side wall and treatment of all rear wood window frames. The primary suite skylights have been reinforced, and the stoop renovations include reapplied brownstone on the stairs and repainted railings. 31 Grove Street is one of a pair of handsome Greek Revival brick homes built in 1841 by Winant & Degraw. The home's extensive 2002 renovation included restoring the significantly altered and stucco-ed facade to a version nearly identical to its original state.
Located within the Greenwich Village Historic District, this home is surrounded by the phenomenal architecture, shopping, dining and nightlife that make the West Village one of the most coveted residential neighborhoods in the world. Washington Square Park and sprawling 500-acre Hudson River Park provide abundant outdoor space and recreation. Transportation is effortless with 1, A/C/E, B/D/F/M and PATH trains, excellent bus service and CitiBike stations just minutes from your door.
