"Area has been experienceing deflating home prices over the last 5 yrs due to crime. Check prices back 5 yrs compared to today. also local police reports. once a popular area for UB students, now are moving out into student housing projects on Eggert Rd. Not suggested to buy if you want to have any appreciation."
