Description
Rare Multifaceted High-Revenue Mixed-Use Property with Vast Upside Potential in Long Beach! Dive into this diversified investment, a mixed-use property yielding strong revenue with upside potential and preliminary redevelopment concept plans. Nestled in an evolving Long Beach neighborhood, this compelling asset covers two lots with separate APN's, merging lucrative commercial operations with updated residential spaces for a dynamic revenue stream. The front building features two retail store fronts on the ground level, and upstairs a three bedroom apartment features dual primary sized rooms with a common bathroom. The rear duplex qualifies as a multi-family residential duplex. Upstairs at the rear you'll find a two-bedroom apartment (converted) with great balcony space and tons of daylight. Downstairs rear is a large one bedroom apartment. Each residential unit has its own new laundry in-unit and there's a long driveway with off-street parking at the back. The two separate APN's of this purchase opportunity could allow for conventional financing of the rear duplex, increasing attainability for newer or first time investors. The allure of this property extends beyond its current income generating capabilities to a future filled with promise, highlighted by the preliminary sketches for the development of 20 micro-apartment as an option for future development. Envision the rent roll on a prospective 20 micro-units building! Recent improvements and new construction are reshaping the neighborhood, not to mention the cities investment of over $750MM on infrastructure via the "Elevate '28" plan. These two buildings collectively known as 219 E 10th Street stand out as a stellar choice for investors aiming for a combination of steady diversified income and the opportunity for expansive growth and appreciation. The strategic benefits of owning a desirable mixed-use building with upside potential, redevelopment potential, and situated on two APN's make this a rare gem. Updated units, off-street parking, a prime location, and a manageable 5 door roster underscore the ease of stepping into this investment for new investors and seasoned professionals alike. With the owner open to exploring offers as they venture into new opportunities via a 1031exchange (will require the buyer's cooperation), this scenario presents a rare window to invest a forward-thinking, multifaceted investment perfect for those poised to leverage the city's bright prospects and sights on the long term. APN #7273-007-037 and APN #7273-007-035. Subject to Long Beach / CA rent control law. All remarks made in good faith, however cannot be guaranteed by listing agent / broker.

"It’s a nice neighborhood. But I absolutely hate like that there is no parking. Anywhere!!! They made too many apartments with not enough parking smh"
- Katherine E. W.

"Access to public transportation is good but A line needs better cleaning service and more security presence. Lots of sketchy opportunistic predators on certain stretches. Local transit is well maintained but schedules don't coordinate well with other lines. "
- Katherine E. W.

"The local bus service is not coordinated well with the train. The A line to Los Angeles is very unsafe with lots of sketchy characters who will steal your phone when you're not looking."
- Bridget H.
- Resident

"Stray small dogs and poop often found around. There are a few dog walkers and they seem to take good care of the dogs."
- Arian M.

"we need more street lights or stop signs. too many car accidents are happening we also need more parking parking is really hard to find after 5 P.M"
- Bridget H.

"Aside of alcoholics and murderers nearby people often urinate and defecate in the alleys. This is not a safe area for kids... or even adults after dark. walk with pepper spray."
- Bret R.
- Resident

"The blue line is a close walk. The 710 is a mile away. The area is easily accessible. I drive or take the train to compton which takes 15-20 minutes. "
- Marina D.
- Resident
- 4y ago
"Its pretty densely populated in this area, which means traffic very much depends on the day. Most the time it’s not too bad. I avoid the 710 at all costs and take 7th street always. "
- V.selene5
- Resident
- 4y ago
"It’s nice to live here. What sucks the most is the parking!! There is NEVER PARKING! People are selfish and the city of Long Beach does not care about the parking situation. That’s a huge issue in this city. Besides that it’s a good place to live in. "
- V.selene5
- Resident
- 4y ago
"Usually at the Drake park. Or like on Halloween the whole entire neighborhood is out enjoying the time. One thing I hate the most is when cars save parking for each other it’s not fair. Long Beach needs to make more parking!!!"
- Bridget H.
- Resident

"Lots of homeless. Dont walk down most alleys past 7pm. It is dangerous. Lots of drunks. Urine in alleys and sometimes feces. I have lived here for 1 year."
- V.selene5

"They have special summer events at the park. Besides that it’s walking distance to downtown LongBeach and the beach also the The Pike Outlets. I love living here. "
