Great Location! This lush, verdant paradise is a 20 acre Ag zoned parcel and has a well and multiple potential building areas. It is near Lucchesi Vineyards and is only 15 minutes to Grass Valley Downtown. The Property has a high number of large pots filled with excellent organic soil, a large deck and a small storage area set up for install of an on-demand water heater. Woodpecker Ravine runs on the property's boundary and gold has been successfully panned here in the past! Along the creek is a shaded clearing area with a bench for relaxing, and would be great for setting up a tent and having a cool summer night's sleep for owner or guests looking to enjoy all that Nevada County has to offer. Excellent spot for a future home or a place to escape - the choice is yours. Seller Financing available with large down payment!

What Locals Say about Grass Valley

      • Christine Cook
"Not a lot of dog parks downtown but miles and miles of hiking trails where owners can bring their dogs as long as they stay on a leash. Most pet owners are very responsible in this community."

"It’s a quiet neighborhood with mostly Victorian homes. It’s near a high school but that doesn’t seem to affect traffic or the peaceful atmosphere. It’s fairly close to Hwy 49 so there’s a lot of background noise but one gets used to it pretty quickly. There are several nice parks and trails nearby. It’s a decent place to raise a family. It’s also within walking distance to of historic downtown and shopping. "

"We have a vibrant downtown area with community events offered several days a week, many of which are free. Grass Valley residents tend to be creative and artistic. Many residents own local shops to display their wares. "

"Yes people walk their dogs every day here! There is a nice trail as well as the street. No sidewalks is the only weakness."

"Alta Sierra is one of the nicest and safest communities anywhere in the vicinity. Neighbors are friendly. HOA only costs $40/yr and is a wonderful community organization. Great clubhouse, golf course, restaurants, pizza parlor, auto repair, elementary school. Quiet. Absolutely lovely. Herds of deer roam freely everywhere. Only 3 miles to town. But far enough out of town to really enjoy being in the country. Lots of amenities."

HWY 49 is very dangerous and almost one lane half way to Auburn. HWY 80 can be bumper to number during rush hour, so 8 miles can take 30 minutes or more."

"Grass Valley is great, but something strange in a brewing in the air around here. whatever it is it's not good. But schools are great!! There is a lot of homeless and illicit drug use and I'm not talking marijuana either. At first, I thought the people were nice, but I think that's only in Penn Valley. Grass Valley has many younger/middle-age folk that act like they are in high school and are brutal to new comers. That being said, I have met many kind individuals who have been welcoming."
