Description
132 First Ave is one of the East Villages' most desirable pieces of Real Estate with low unit count at high rent, low taxes and minimal vacancies. Good paying tenants are the foundation.
The easy to create upside (rental increase with minimal renovations), is the cream on top.
While all units are large and beautiful with lots of windows, the last renovations were done a while back so simply upgrading some kitchen cabinetry and appliances as well as adding Washer/ Dryers will allow for an instant 15-20% increase in rental revenue income.
The commercial space on the ground floor is rented to a well known hospitality group.
The building has been in the family for many decades and has always been well cared for. All of the buildings' systems and roof are without any issue.
