Land is selling if it is priced for the market. Lady Slipper Lane is a nice private road centrally located between Dock Square and Route 1. The requirements for splitting the land depends on the zone, whether it is part of a primary residence, and numerous other factors. Hi Ellen,

There is no set percentage. The list price may be high, low, or right at current market value. The best way to know what you should offer is to have your Realtor do a Comparative Market Analysis (CMA) on the property using SOLD comps within a 1 mile radius of the property (the closer, the better) that have SOLD within the last 3 months. This will give you current market price and this is what you should base your offer on - not on list price.

You should seek the assistance of a qualified Realtor in your area to provide you with Comparable Sales in your town that you can submit with your Abatement Request. If you allow pets (I only take dogs no cats) and are lucky you may get a military family. There is a shortage of rentals right now. Yes, in general contemporary homes are less valuable in New England than more traditional styles like capes & colonials . All else being equal (location size, amenities, condition), maybe 10-15%. Its hard to nail down. Location & Condition have the most significant impact on value in this market.

Maine Statistics are not broken out by towns, but rather by county. In York County, we experienced a 11% decline in number of properties sold in 2008 as compared to 2007. The median sales price dropped 7.5% in 2008 as compared to 2007 in York County. Overall, there are some "affluent" towns along the coastline in York and Cumberland Counties that will always maintain property values well. Kennebunk is one of those towns.
