The Wynwood are is a great locataion in a central part of Miami, but an urban location. I use this website as a reference to know exact crime statistics for each area, which you may find helpful.

You will find that Wynwood has some walking areas with restaurants, shops and galleries. If this will be a home for you, it does depend on what type of activities you are looking for to be right outside your door.

This building, Bay Park Towers , there are 252 units. Currently active on the MLS there are 16 units. Considering the number of units in the building there are not very many listed for sale 16 units represent about 6% of the total. Also, there are 3 units under contract and one additional unit under contract willing to take a back up offer. In the last year 13 units have sold in the building.

If you are asking about the Blue on the Bay, it is a very nice building in an area that is undergoing gentrification. It is walking distance to everything you need. The building just happened to open at the wrong time. In a short period of time, this area will be great. Several professional athletes live in that building.

Midtown 2 Association fees run approximately as follows (depending on square footage/size of unit):

1 bdrm - $400s-500s/month

2bdrm - $600s-800s/month

It seems Midtown 4 has less expensive maintenance fees.
