Define bad credit. It may not be as bad as you think. I would recommend you talk to a local mortgage banker, not a big bank but someone local who specializes in writing mortgages. I work with Annie Mac Home Mortgage and have found them to be excellent. You may find a different company but that is the kind of lender I recommend. Let them look at your entire situation and tell you what you can do today, what kinds of programs there are, and if not today, then what do you need to do and how long will you have to wait in order to buy. If the time frame is too far out, then rent to own may be an option, but find out ALL your options before making that decision.

Oh, and if you don't know of a good lender, call a realtor and ask to be referred. Realtors know who in the area is good and can get the job done.

The old time agent-client relationship you are speaking of has changed over the years to more like the relationship you would have with a lawyer or doctor. Ask family or friends who they would recommend. If they haven't used a Realtor recently, you can check out the agents on Trulia or other sites, check out their website to find out what they are all about and then interview some agents until you feel comfortable that the relationship would be what you are after. ... more

You will also want to make sure your loan officer is expereinced in 203k loans as well as your buyer broker. Make sure teh process is explained to you, you understand it and the repair process is well documented. Also please note the loan process is lengthy, longer than a regular fha loan so you should allow a good 60 days to close. I would contact a mortgage pro who can qualify the purchasor and quantify what a loan amount the family could qualify for. Also it is important to note what amount of mortgage payment is comfortable too which may be a lower loan amount versus what one qualifies for.

The qualifications will not only include the income, but how much debt one has as well. The more consumer debt (credit cards, cars, etc..) one has will also affect how much one qualifies for as well so it is more than just income.

I am sure several mortgage pros will answer this question too. I would recommend consulting with one of them. If you need a referral, we can refer several to you as well.

Call your Realtor to assess the current market value. The home may be priced high and there would be a considerable percentage available to discount your offer, or the home may be priced assertively in line with recent sales in the area, and the offers will likely be close to the asking price. There is no hard and fast rule for the relationship between the asking price and sale price, especially in the current market conditions.

You can may any offer you wish to make, but if you want the offer to be taken seriously, learn the market value and offer slightly less if you wish. Remember that buying homes is the decision of one seller and one buyer, so there is no guarantee that the seller is motivated to any degree, and no assurance that any buyer will make a reasonable offer. It is not a committee decision. There must be a meeting of the minds between two individuals. Good luck.
