The willingness (your credit) to pay is 1/3 of the mortgage approval. If you don't have at least 640+ credit score, then go to your local non profit housing group for credit counseling. The counselor will tell you what you have done wrong and what you need to do. Li8sten to them and when your score is 640+ consult with a mortgage officer to see how much of a mortgage you qualify for. ... more

I live and work in the Wittmann area and have been here for over 8 years. I work with buyers and would be happy to help you find a great home. This area got hit hard in 2008 and lots of builders went under, so there is great value in custom homes out here. We also have a new connection to town with a major Freeway (303) which connects to both parts of the valley and gets you out of town quickly east and west. Please call me for more info on what you would like in a home.

Mary, you need to secure the services of a local real estate agent to assist an represent you. Short sale transactions are among the most confusing, frustrating and difficult type of real estate purchases, and you would do yourself a huge favor by having a Buyer's Agent to help you.

All the best!

Kitty,
I'm not from AZ, so I have no personal knowledge of the area. In general agents can't answer questions which may be considered "steering" a buyer into or away from any particular community.
What I often do when I see questions like yours are to go a quick search of Crime Stats, Wittmann AZ. I found the link below. You can perform the same search for your town to make a comparison. You can also contact local law enforcement or state or county sites for more information. Best of luck.

I'm not exactly sure what your question is , but I'll assume that you mean the seller increased the price of the home, which currently has no appliances and A/C, after it received several offers.

One reason may be that the seller reviewed the mutliple offers and chose one that was higher than the list price. Their agent then adjusted the MLS listing to reflect the offered price. Another possible reason would be that the seller had so much intertest that they decided to revist their current list price and adjust it to a higher price.

It difficult to figure out what someone's thinking was to increase the price, but it is more than likely due to a high number of interest and/ or multiple offers.

Did you check the Qwest website?

You should be able to type in the zip code to see if they offer service themselves. If not Qwest. Check the local cable company for internet services. ... more

To my knowledge, there are no sales taxes on Real Estate - only on store purchases or automobile purchases. Here are a couple of websites to help you check into tax info for AZ and it's cities...

I'm certain Jay Thompson's also going to weigh in because he does a lot of land sales in Wittmann. I've not heard anything about major residential development in the area. There's an ongoing debate in the Chaparral Rancheros area (the original Wittmann, closest to US 60) about zoning standards and zoning density ... a large portion of the residents there want Wittmann to remain true to its Old West roots. Further along Patton Road, though, there are a number of smaller developments with acreage properties available.

Wickenburg's a little further up U.S. 60 as you probably know. One thing to keep an eye on as you're looking along U.S. 60 is the availability of water. In some areas there's water available (primarily via a shared well) and other places you're going to be digging a while before you hit the water table. There's also a lot of land in Wittmann and elsewhere in that area that is in a designated flood plain - another thing to check.
